‘King of the high street’ will forever be associated with the downfall of BHS – and now very possibly Arcadia

Sir Philip Green is most at home in a grey tracksuit pacing the decks of his £100m superyacht Lionheart floating in the tax haven of Monaco shouting into one, two or sometimes even three mobile phones simultaneously.

It is where he is this weekend ahead of what looks the end of the road for his Topshop fashion empire. And it is where the Guardian found the former self-crowned “King of the high street” when the newspaper tracked him down to ask him to reassure his 13,000 staff that he would look out for them the last time his business appeared to be teetering on the brink of collapse last summer.

Then, as now, Green – who has spent most of his career polishing his image with models, pop stars and celebrities – did not want to talk. He threatened reporters with a visit from the Monégasque police and “unpleasant things”.

Green, 68, whose family owns Arcadia Group – which includes Topshop , Burton, Dorothy Perkins and Miss Selfridge – is in crisis talks trying to secure emergency funding to stave off a collapse into administration. Accountants at Deloitte are said to have been lined up to take over as administrators as soon as Monday.

But there has been no word of concern from Green, 68, for his 13,000 staff whose jobs are at risk. Most of the employees are being supported by the taxpayer via the government’s furlough scheme.

While his workers face unemployment at Christmas, Green is reportedly planning a festive break at a luxury resort in the Maldives . Green is said to be booked into the One & Only Reethi Rah resort , where private villas cost up to £30,000-a-night and guests arrive by seaplane.

Other guests to have enjoyed the resort’s 12 pristine white sand beaches and three swimming pools are said to have included Tom Cruise, Russell Crowe, Gordon Ramsay and Chelsea football club owner Roman Abramovich. The Beckhams have also reportedly stayed for Christmas, taking an 11-night break said to have cost £250,000. A spokesman for Arcadia declined to comment when asked about the trip, or the progress of talks this weekend to save the business.

Green, went to the now-defunct private Carmel College, known as “the Jewish Eton” , but left at 16 with no O-levels. He has become accustomed to a life of luxury and excess. For a large part of his career he spent weekdays living in a suite at the five-star Dorchester hotel, in Mayfair central London, before flying by private jet to join his family on Lionheart on Friday nights.

Seeking to avoid the coronavirus pandemic, Green has spent most of the past year permanently onboard the 300ft yacht, which features a helipad, pool, 15 crew cabins and room for 12 guests. It is the third yacht that Green has commissioned from Italian shipbuilder Benetti Yachts.

If Green pushes ahead with the trip to the Maldives, local people are likely to remember him from his previous visits. He picked the Indian Ocean archipelago as the location for his 55th birthday party, which lasted five days, and reportedly featured a troupe of topless dancers and performances by George Michael and Jennifer Lopez. It was said to have cost about £20m.

So many of his famous friends – including Kate Moss and the Vogue editor Anna Wintour – arrived by private jet that the local airport authorities refused to allow any more to park. The party for his 60th, billed as PG60, was held at the Rosewood Mayakoba resort in Mexico, with performances from Robbie Williams, Stevie Wonder and the Beach Boys. His presents have included a £7m Gulfstream jet and a £250,000 gold Monopoly set.

Green is not afraid to confront people who challenge him. They include the veteran MP Frank Field and a long list of journalists who questioned his business operations or tax affairs.

“When the king of the high street, Sir Philip Green, appeared before the Commons he said he regarded his workers as part of the family,” Field said this weekend. “The workers now need that family.”

In 2003 Green described the Guardian’s then financial editor Paul Murphy – born in Oldham and raised in Portsmouth – as a “fucking Irishman” who “can’t read English”. In the short conversation with the Guardian, which the newspaper printed in full , he said the words “fuck” or “fucking” 14 times.

Challenged later about his bad language, Green said: “Do I say fuck off? “Yes, if people don’t behave themselves,” according to a profile in Tatler .

Green is, by his own admission, not a modern man. He told Sunday Times journalist Oliver Shah in his unauthorised 2018 biography of Green titled Damaged Goods, that the #MeToo debate had gone too far. “Where’s this all going to end,” Green said. “There’s no stag parties, no hen parties, no more girls parading in the ring at the boxing. So they’re all banned?”

Perhaps it was not a surprise to Arcadia employees that Green was soon caught up in the #MeToo scandal with a string of sexual and racial harassment allegations, including claims he groped a female employee and told a black executive his “problem” was that he was still “throwing spears in the jungle”.

Two other female employees received hundreds of thousands of pounds each after alleging Green had grabbed one woman by the face and put another in a headlock. Green’s lawyers admitted he acted in a “tactile” way and has “prodded and poked individuals” . Green has repeatedly said he “categorically denies any unlawful … racist or sexual behaviour”.

Green will be forever associated with the downfall of BHS. He sold the department store chain to the former bankrupt Dominic Chappell for £1 in March 2015. The company collapsed with the loss of 11,000 jobs 13 months later, leaving a pension deficit of about £571m.

A high-profile parliamentary investigation into BHS’s demise concluded that the owners had systematically plundered the company, and described the hole in the pension fund as “the unacceptable face of capitalism”.

It led to calls for Green to be stripped of his knighthood, awarded by Tony Blair for services to the retail industry in 2006. Green had boasted that he had Blair on speed dial. Blair described Green as “the person who thought up the dream and dreamt the dream into reality”.

More than 100 MPs voted in favour of a motion for his knighthood to be cancelled and annulled by the honours forfeiture committee. It was the first time that MPs had proposed someone be stripped of a knighthood.

The threat was dropped when Green agreed to pay £363m into the BHS pension scheme in 2017. “Once again I would like to apologise to the BHS pensioners for this last year of uncertainty, which was clearly never the intention when the business was sold in March 2015,” he said at the time. “I hope that this solution puts their minds at rest and closes this sorry chapter for them.”

Tina Green, who said she thought her future husband was dreadful when she first met him at a party in 1985, lives in Monaco, where the family own a luxury apartment and Lionheart is often berthed.

She collected a £1.2bn dividend from Arcadia in 2005, the biggest in British corporate history. No tax was paid on the dividend because of her Monaco base. The Greens, who had once amassed a £4.9bn estimated fortune, fell off the UK’s list of billionaires in 2019 .

Veteran retail analyst Richard Hyman said: “He’s gone from zero to hero, and now it looks like he’s going back to zero again.”

LIONHEART yacht is a 90-metre (295 ft) motor yacht built by Benetti in Italy. She was delivered in July of 2016 to the current owner who recently sold his brands Topshop and Selfridges, gaining him a net worth of US $2.4 billion.

The LIONHEART yacht is 90 meters (296 ft) long with a beam of 14.4 meters (47.3 ft) and a draft of 7.5 meters (24.9 ft). She was built by Benetti Yachts in Livorno, Italy, and launched in 2016.

At the time, LIONHEART was Benetti’s flagship and the largest yacht they had ever produced, overtaking NABILA (later TRUMP PRINCESS owned by Donald Trump).

Her gross tonnage lies at 2,990 GT, reaching cruising speeds of 15 knots and maximum speeds of 16 knots.

She is definitely not the fastest yacht in her size category, but her caterpillar engines are reliable and robust.

LIONHEART has an immense aluminum superstructure, and her hull was constructed from premium steel. Her traditional teak decks nicely contrast her white exterior.

The LIONHEART yacht is values at US $150 million and has annual running costs of US $10-$15 Million. She is not currently available for charter or for sale, although Green’s other yachts are.

The exterior of the LIONHEART yacht was designed by Stefano Natucci, who was also responsible for LIONESS V, Green’s previous yacht by Benetti.

Natucci has designed a total of 45 yachts, the LIONHEART yacht being the largest of his past projects.

At the aft, the yacht has a sizable beach club and extendable swimming platform where water toys can be launched.

She also has several smaller, shaded decks with ample space for dining or parties. On both her port and starboard sides, Lionheart has small balcony decks which are attached to two of the suites.

The LIONHEART yacht carries several tenders, although her most memorable is a VanDutch 55 named Lioncub.

This tender has a black and white photograph of a lion painted on its side, making it stand out from traditional tenders and attracting yacht spotters.

LIONHEART also has a Pascoe Limousine, a Pascoe Beachlande, and a Pascoe Outboard Shuttle giving her passengers a wide selection of transportation options for shore leave or excursions.

Although exact details aren’t known, the yacht carries a large number of water toys, including jet skis and water bobs.

Additional information

Construction for LIONHEART began in 2012 after the owner Green commissioned his third yacht from Benetti .

The two previous vessels were also named LIONHEART but have since been renamed LUMIERE and LIONESS V. 

LUMIERE was built in 1999 and has a length of 49.9 meters (164 ft). Green sold her when he obtained LIONHEART V in 2006, and she is now available for charter.

LIONESS V has a length of 63.5 meters (208 ft) and was replaced by LIONHEART in 2016, 10 years after her launch. 

Interestingly all three vessels can welcome the same number of guests, and only their amenities and length changed over the years.

LIONESS V is still owned by the Green family, more specifically Tina Green. This yacht is available for charter.

The current 90-metre Lionheart yacht is the third commissioned by Green to be built by Benetti Yachts (project FB262). [1] With contracts signed in 2012, it is built of steel with an aluminium superstructure. Completed in early 2016, after sea trials off Livorno, it undertook a commissioning run to Malta in May, able to cruise at a speed of 15 knots (28 km/h; 17 mph).

He bought British Home Stores (BHS) for £200 million in 2000, and subsequently spent £840 million to acquire the Arcadia Group in 2002. The new J Class sailing yacht Lionheart

Lionheart was the third new J Class to be launched since Harold S Vanderbilt's successful America's Cup Defender, Ranger , took to the water in 1937. In 2003, a replica of Vanderbilt's Super J Ranger left the Danish Yacht boat yard and immediately began racing, followed six years later by the J Class replica of Endeavour II , renamed Hanuman , leaving the Royal Huisman Shipyard and competing successfully against Ranger just four months after launching. With the launch of the Hoek Design_ Lionheart_ from Claasen Jachtbouw the stakes have been raised again.

The meeting between the replicas of Ranger and Endeavour II was significant when the duo met in 1930s, Ra nger _was victorious, but the more recent _Endeavour II-r eplica, Ha numan, triumphed on the water 90 years later.

For Andre Hoek, a detailed research program focused on testing the various, original J Class designs revealed that Lionheart was one of the best set of designs available for an all-round, high-performance J.

When an existing client came to us for a third yacht, his main interest was a new J Class yacht,' says Hoek. 'He asked us what we would do if we were to build a new J and that led to a proposal to first do a dedicated research project to determine what would possibly be the best performing J Class yacht.

'We proposed to analyse the theoretical performance of all existing J Class lines and to develop a dedicated Velocity Prediction Program specifically geared to J Class hulls with long keels,' the marine architect explains, 'as the existing VPP software is all for round-bilged hulls with fin keels and spade rudders, which are totally different hydrodynamically to a long keel hull with a rudder that forms a flap on a long keel.'

The proposal was accepted and a new Velocity Prediction Program for typical J Class hulls was developed together with Peter van Oossanen (of wing keel and FDHF fame).

Tank test data of a 20 foot long model of the J Class _Rainbow _was used to calibrate the mathematical formula of the VPP program. With this new software, initially all possible Super Js (with a maximum waterline length of 26.51m) were analysed for performance both on line honours and handicap.

The five best-performing hulls from this research were then analysed using computational fluid dynamics software (CFD). The CFD analysis confirmed the VPP findings and the search was narrowed to three hull designs:

One of the eight tank-tested designs commissioned by Vanderbilt from W Starling Burgess and Olin Stephens for the Ranger 77-F project;

Svea , designed by Sweden's Tore Holm in 1938 but never built; and A Frank C Paine design that didn't progress beyond the drawing board.'Of the final three, Lionheart showed the best overall performance,' Hoek reveals. 'The Paine-designed Atlantis is a very good light wind and downwind boat and Svea is the best upwind boat.'

Furthermore, the research proves that the_ Lionheart_ design is faster than the lines chosen for the original Ranger a choice that was not due to flaws in the combined wisdom of Vanderbilt, Burgess and Stephens, but purely that tank testing with models of just under a metre in length is now known to supply inconclusive and misleading data.

Once the optimum design podium was full, the client purchased the intellectual property rights for the Burgess/Stephens Ranger 77-F designs from Sparkman and Stephens and optimisation began on the_ Lionheart_ hull, rig and sail plan. The process started with recreating the 1937 lines to ensure that both port and starboard matched a common error in early, hand-drawn, pre-digital designs.

Continuing research soon showed that the designs with the buoyancy further forward were more effective; wind tunnel testing produced the sail plan geometry, and rudder angle calculations with the new VPP dictated the mast position.

The next phase in the design process was hull strength and construction. While the original J Class yachts were built in steel, the J Class Association (JCA) allows the modern, replica yachts to use aluminium a farsighted decision by the JCA, but one that raises issues of longitudinal stiffness in yachts possessing the enormous overhangs synonymous with the classic J Class profile.

To prevent the characteristic hogging, sagging and alarmingly slack standing rigging associated with an elastic, aluminium hull, Hoek and his team used a 3D finite element model (FEM) to explore load levels throughout the yacht, resulting in an exquisite, internal lattice of aluminium supports to keep Lionheart stiff, and hull panels of multiple thicknesses dependant on specific load stress areas.

While the overall hull design remained faithful to the original, 1930s J Class remit, one aspect of the replica hulls had to change. 'We are allowed to raise the freeboard by 10cm and make a bulwark of an extra 10cm above the level of the deck,' confirms Hoek. 'These are the only two changes you are allowed to make to the original lines.'

The reason the JCA introduced the rule change is simple: 'It has everything to do with the fact that the boats were never built to be equipped with vast interiors, generators, powered winches, galleys and electronics,' Hoek explains. 'There were hardly any interiors in these boats and they were purely built for racing.'

However, J Class purists who fear that the sanctity of the original class rule has been compromised with modern tampering should realise that the truth is somewhat different.

'Most people think that a J Class has an extremely low freeboard with long overhangs,' continues Hoek. 'Especially when you look at the original, surviving boats Ve lsheda, Shamrock V _and _Endeavour.'

In reality, the modern equipment on Velsheda and _Endeavour _has sunk both yachts by around 30cm below their 1930s waterline.

'None of the surviving Js fit the original Universal Rule now,' he adds.

The Universal Rule ensured that waterline length was no longer than 87 feet (26.51m). 'In some of them, the waterline length is now about 95 feet as they are so much lower in the water,' states Hoek.

Historically, the 26.51m waterline achieved by the Super J yachts was a fundamental advantage an area researched heavily by Vanderbilt.

'In 1936, they did a test with Rainbow and ballasted her down to precisely 26.51m,' recalls Hoek. Sinking the yacht below her natural 24.99m waterline delivered immediate results.

'She was faster than she was before due to the improved righting moment, but still did well in light airs,' he adds. 'The conclusion that a Rainbow -type boat at 26.51m waterline length would be high performance led to all the subsequent Ranger designs.'

The implications of this issue are twofold in terms of performance and aesthetics, for although modern photographs of the surviving yachts suggest that reduced freeboard is more in keeping with tradition, the replica Js with their stretched overall length in the overhangs to compensate for the increased freeboard, share an identical design DNA.

'So, technically, the freeboard of the new boats is higher,' explains Hoek, 'but they are actually closer to the original.'

Lionheart's immaculate hull has been built at the Bloemsma yard, a key player in the current J Class revival, which has also been responsible for the hulls of Atlantis and Rainbow . Lionheart's fitting out was done at Claasen Jachtbouw with a team of 20 craftsmen and specialist contractors working with extraordinary co-ordination in the yacht's slender hull.

Deeper into the boat at the turn of the bilge in an area that charter guests are unlikely to visit the engine room is a masterpiece of space management. Despite the sheer volume of engineering squeezed into such a confined space, it is possible to stand upright and move around without skinning elbows or slipping discs.

And while Claasen Jachtbouw is famous for its exquisite joinery work and attention to detail, technical installations are to very high quality levels as well. MCM from Newport, USA, acted as the owner's representative a team of specialists that have added considerable experience to the build team. Their vast technical and big boat racing experience has also contributed to the end result on board.

For Victor Weerens, the yacht's project manager at Claasen Jachtbouw, Lionheart has been an exceptional experience.

'It has been a great project for us with many challenges,' he admits. 'But the team here and our sub-contractors have met all the demands of building a modern J.'

After launching she was taken up river to Zaandam for the stepping of the clear-coat carbon mast and boom from Hall Spars with Future Fibres PBO rigging.

The $150 million and 90-meter-long super-yacht Lionheart has been docked at Monaco’s Port Hercule for over a week. Two crew members tested positive for coronavirus.

The impressive luxury vessel belongs to Sir Philip Green, British billionaire and owner of Topshop, and his wife Lady Tina Green, who is a Monaco resident. The Lionheart is the biggest yacht ever built by historic Italian yacht-maker Benetti and was bought by Sir Philip Green for an estimated 150 million dollars. The yacht has space for 16 crew members and can welcome up to 12 people.

At the time, the purchase of this yacht raised public concern in the United Kingdom. The supe-yacht was bought by Green one year after the British tycoon sold BHS clothing stores to a little-known investor for £1.

Philip Green’s retail business has been hard-hit by the pandemic and in April it was announced that he had taken government money to pay for staff during the Coronavirus lockdown. Over the last 4 years, his wealth has drastically diminished. Forbes estimates that from $5,9 billion in 2016, Philip and Tina Green are now worth a “mere” $2,2 billion.

“After maintenance in Italy, the boat returned to Monaco. We were meant to go on a cruise with my family. It was my responsibility to have the whole crew tested before leaving. We then discovered two cases — one asymptomatic and the other with a sore throat. The two have been confined to the cabin ever since,” Lady Tina Green told the local newspaper Monaco Mati n . She added that everyone was well.

According to Monaco Matin , 14 boats have now been asked to quarantine by Monaco’s government since the start of the pandemic . Their status is indicated by a yellow flag hoisted on the mast. The Lionheart question should be solved quickly enough. According to local media, all of the new tests conducted on the yacht’s crew at the beginning of the week came back negative.

Lionheart is the first modern replica J Class to be built in aluminium and was launched in July 2010. The original owner who commissioned JH1 was a repeat client of Andre Hoek who had then simply sought to build the fastest J Class yet.

Hoek developed their own VPP (velocity prediction program) software to analyse all the existing J Class designs before CFD and traditional tank testing with 6 metre long models. Hoek identified the J Class Ranger as outstanding from a family of seven Burgess and Stephens designs which were originally submitted to Harold Vanderbilt in 1936, and it was this design that was used for Lionheart.

The design showed exceptional promise as a very good all-rounder, fast on all points of sail in light, medium and heavy winds. Designed at 43.4m she was to be the longest on the waterline at the time.

In terms of deck and rig hardware, Lionheart fully utilised modern superyacht and grand prix race yacht technology where appropriate, significantly moving forwards J Class construction and specification using the most powerful winches and hydraulic systems available to optimise sail handling and trimming, keep all up weight down and to deal with the high rig loads.

Lionheart is the first J Class to have adopted a double cockpit layout with a private owners’ cockpit and deckhouse aft of the wheel and, forward of the wheel, a large guest cockpit leading to the main companionway and deckhouse. This allows the working area of the boat to be separated from the guests, improves communications between the afterguard and allows more of the working crew to work inside a cockpit rather than on the deck.

True to that original promise, Lionheart has been the standout performer on the race course since she was launched. From 2014 when they won in Menorca, Palma and Sardinia until 2017 when she won the seven boat J Class Superyacht Regatta and the J Class America’s Cup in Bermuda, followed by the inaugural J Class World Championship in Newport RI.

Then under the guidance of tactician Bouwe Bekking, the Lionheart project evolved to the highest level thanks to their desire to improve as a team. Each regatta saw Lionheart make comprehensive daily briefings and debriefings, they optimised their performance package and trained hard as a team. And over the years the owner became one of the most accomplished, competitive helms in the fleet. Bekking retained key core crew from the Brunel round the world race programme he skippered.

Lionheart has cruised extensively since 2017 and was expected to return to the race course in 2023 before their plans were put on hold.

The love of the water, and a mega-yacht to enjoy it, is putting one resident at odds with village of north palm beach leaders..

For some people, the ultimate Florida lifestyle is a waterfront house , a private dock and a boat parked next to it. But what if that boat is a mega-yacht , and the mega-yacht stretches 164 feet?

That's the conundrum facing the Village of North Palm Beach.

This tiny community in northern Palm Beach County, with only 13,000 full-time residents, has an identity so tied to the water that a ship's steering wheel is the village's emblem.

But it's that love of the water that is putting one resident at odds with village leaders.

For the past several years, homeowner Michael Bozutto has been battling the village for the right to park his 164-foot Westport, dubbed Honey, behind a home he owns at 932 Shore Drive.

The house, built in 1961, is a one-story, ranch-style property with three bedrooms on a half-acre lot. Bozzuto paid $840,247 for the house in 2014, according to Palm Beach County property records.

What makes this plain house special is its location. It's on a rare corner bordered on the north and east by navigable waters that provide access to the Atlantic Ocean via the Lake Worth Inlet. The east-facing dock is large enough to accommodate Bozzuto's motor yacht.

Since Bozutto bought Honey for an undisclosed sum a decade ago, he mostly has parked it at the Old Port Cove Marina, near Tiger Woods' 155-foot showy mega-yacht, ironically dubbed Privacy.

More recently, Bozzuto has wanted to park Honey alongside his Shore Drive house, one of four houses he owns in the village. While Bozzuto keeps some personal property at the Shore Drive house, he lives at a house he owns at Harbour Isles Court.

Village officials warned Bozzuto he can't park Honey at 932 Shore Drive because boats can only be parked on docks behind houses that are occupied by the homeowner.

But village rules do not define the word "occupied." For instance, the rules do not state that occupied means the house is a residence where the owner lives. Village rules also contain no restrictions on the size of boats that can be kept at private docks.

After years of pushing back against what he believes are fuzzy rules, Bozzuto in March filed a lawsuit against the village.

He alleged the municipality is illegally depriving him of his property rights because nothing in the village code prevents him from mooring Honey at his house. He is asking a Palm Beach County Circuit Court judge to rule that he has a constitutional right to dock Honey there.

Gregory Coleman, Bozzuto's West Palm Beach attorney, said the village has plenty of waterfront homes with yachts parked behind them. But Coleman said the village is illegally blocking Bozzuto from docking Honey at his house because the village is bending to pressure from a handful of neighbors who think the boat is too big.

The selective enforcement is wrong, said Coleman, a former president of the Florida Bar.

"He's a very under-the-radar guy who doesn't cause anybody any problems," Coleman said of Bozzuto. "He pays his property taxes, and he wants to be left alone by the village of North Palm Beach. Unfortunately, they are singling Mike out."

Neither Leonard Rubin, the village's longtime attorney, nor Village Manager Chuck Huff responded to requests for comment.

Eric Stettin, a Fort Lauderdale-based attorney who is representing the village in the Bozzuto lawsuit, said he could not comment on pending litigation.

Coleman's lawsuit describes the conflict as a battle over property rights, but real estate and yachting experts say it's also a sign of the times.

As wealthy new residents pour into the county wanting all the perks of the Sunshine State, they want a boat to go along with their waterfront homes and golf club memberships. Some longtime residents fear Palm Beach County is turning into a playground for billionaires, to the detriment of everyday people who also want to live in sunshine and peace.

This conflict between Old Florida and new money is an ever-present tension, but even seasoned yacht brokers say they've never seen interest in luxury yachts quite as strong as it is now.

"What we've seen in the marketplace right after COVID in the yachting industry, and especially the superyacht segment, is the most incredible growth ever seen in the history of yachting to date," said Shannon McCoy, a luxury yacht advisor and broker with Worth Avenue Yachts in Palm Beach.

"A lot of people are moving here with serious money," added Pascal Savoy, U.S. managing director of Camper & Nicholsons International yacht brokers in Fort Lauderdale.

While in the past Palm Beach County was not considered lively enough for some buyers, Savoy said the county's growing sophistication is putting it on the map in a way never seen before.

"It's a mini-Monaco for us," Savoy said.

Prices for mega-yachts can range from $18 million to $60 million, or many times that, for the largest and most decked-out mega-yachts, Savoy said.

While some yachts can be glitzy, a 164-foot Westport is considered a more low-profile boat, Savoy added.

Michael Bozzuto's interests: Houses, boats and philanthropy

Bozzuto is no newcomer to North Palm Beach. He's been a resident of the village for 20 years.

He is the billionaire owner of a family-owned supermarket wholesaler in Connecticut, and an investor and philanthropist who likes to collect houses and yachts, Coleman said.

In addition to the four North Palm Beach houses and several yachts he owns, Bozzuto in February paid a whopping $31.1 million for a house in the Town of Palm Beach Shores. The house, which has two docks, sits just north of the Palm Beach/Lake Worth Inlet.

Coleman said there is plenty of room for other boaters to navigate the waterway when Honey is parked at the Shore Drive house in North Palm Beach. And while other people may not have as large a yacht, there are other sizeable yachts parked on docks behind other North Palm Beach homes, too, he added.

At a 2017 village council meeting, then-Mayor Darryl Aubrey commented on the issue, according to the complaint.

"When I didn't live here full time, I had a boat sitting in my dock, I was gone nine months of the year. I don't see how you can say that someone has to be in a residence year-round, seems to be some interpretation of occupant, there would be an enormous number of violations," Aubrey said.

Another member of the village council asked if the village had a definition now, the complaint said.

Rubin, the village attorney, replied: "No, we don't," according to the lawsuit.

Palm Beach County's waterways run deep, and they are popular

The yacht docking dispute is particularly timely, given the scarcity of dock space for boats of all sizes.

The most convenient place to park a boat is on the water behind a house, brokers say. But not every waterway or channel can accommodate the draft, or depth, of a mega-yacht.

However, the dock behind Bozzuto's Shore Drive house can.

Not only is the Westport not known for its deep hulls, but the waterway also is typical of northern Palm Beach County, which boasts deep water and easy access to the ocean via the Lake Worth Inlet, said Coleman, a lifelong boater.

"In Palm Beach County, they have deeper water, and it allows people to have larger yachts," Savoy agreed.

But not every waterway is deep enough for every boat.

McCoy said she specializes in helping advise potential yacht owners about the county's varied water depths before they buy a house, if they plan to dock their yacht behind it.

If yacht owners don't have a private dock, the other option is a marina. But marina space is hard to find, with many dock berths reserved for months in advance, McCoy said.

Despite the challenges of owning a boat and finding a place to dock it, yacht brokers say demand continues.

They see interest continuing from business executives moving here with their families as they relocate their companies to Palm Beach County. There's also a growing demand for yachts among female buyers, McCoy added.

They also see younger mega-yacht buyers, some even in their early 30s. This is in sharp contrast to the mostly older buyers in the past, Savoy said.

Palm Beach County may not be as go-go as Miami-Dade County when it comes to showy ships, but if interest continues, "it's coming," Savoy said. "You're going to attract bigger yachts."

Put another way: "No one needs a boat, but everyone needs a boat," McCoy said. "It's the ultimate lifestyle."
