Scott Enterprises: Hospitality for Erie's Future

Reinvesting, renovating, and reimagining our businesses.

Scott Enterprises has been a part of the landscape of Erie County for generations, beginning in the 1940s, when Chris Scott came to Erie and started building businesses. First was a hair salon (at Eighth and State) and then Scott's Restaurant, which once sat across the street from the Lawrence Hotel (at 10th and Peach) followed by Scott's Motel (located at Sixth and Peninsula), which was one of the first modern hotels built in Erie. The history of the Scott family's hospitality business has informed its future, as Chris' son, Nick Scott Sr., and grandchildren, Nick Scott Jr. and Chris Scott, carry on the tradition of bringing restaurants, hotels, resorts, and hospitality venues to Erie. The family business has now grown into an enterprise that keeps improving, upgrading, and evolving, now with 28 locations in Pennsylvania and New York state. The combined locations entertain 4 million people per year.

When Nick Scott Sr. speaks about the businesses he has built, one can sense the pride he has in all that his family has accomplished — in particular, Splash Lagoon. The decision to create the one-of-a-kind, world-class indoor water park was an organic one; not a franchise, but mostly an original idea. "Splash Lagoon is something that we opened back in 2003 and is now one of the top ten indoor water parks in the country according to USA Today. Upwards of 350,000 people come each year to enjoy Splash Lagoon, from hundreds of miles away." Scott Enterprises is constantly improving the park, whether that's through new water features, slides, or commissioning a colorful mural. There have been five expansions and additions since 2003; Splash Lagoon is more than an indoor water park, it is an experience. Scott continues, "In the last two years we've invested $5.5 million in additions to Splash Lagoon. We don't take these investments lightly, and by and large they have helped generate more expansion and customer satisfaction, so they're always worth it. We take business risks for the things we believe in."

In addition to Splash Lagoon, Scott Enterprises has invested impressive sums in upgrading and improving Peek'n Peak Resort in Clymer, N.Y., which they acquired in 2011. While Peek'n Peak isn't technically in Erie, Scott likes to think of it as a recreational escape for Erie residents to enjoy. A short, 30-minute drive and you're suddenly in a completely different atmosphere, like an old English resort. Scott explains, "We turned it from a winter ski center into a year-round resort by adding summer activities such as an adventure park with treetop climbing that has 11 courses in the trees, zip lines and mini golf, and an expanded indoor/outdoor swimming pool area." And they haven't left the skiers in the drift; major upgrades and renovations to the ski rental area and a new outdoor deck with a band stage and fire pits, as well as two new Snowcats to keep the slopes nicely groomed, have all come together to make Peek'n Peak an outstanding recreational winter destination.

Of course, what makes Erie special is our unmistakably beautiful Bayfront, and Scott Enterprises has helped bring more of a focus (and a lot more visitors) to lower State Street with their more recent projects: The eight-story Hampton Inn & Suites and the increasingly popular Oliver's Rooftop Restaurant and Beer Garden, which offers fine dining in their rooftop restaurant (with the best views of the bayfront in Erie) and casual entertainment at the bustling beer garden below. "This is now one of the most popular venues in Erie. People love to be near the water and we have bands playing all summer long at Oliver's Beer Garden. We have 150 employees and we entertain 130,000 guests annually at the Hampton Inn and Suites, Oliver's Rooftop and Beer Garden." Both Oliver's Rooftop Restaurant and Beer Garden have won numerous awards, including The Best Restaurant on Lake Erie, by Lake Erie Living magazine, Best New Restaurant in the 2021 Erie's Choice Awards, as well as Best Romantic and Best Waterfront Dining in the 2021 Best of Erie Awards.

For Scott Enterprises and the Scott family, being a part of moving Erie forward is what drives them. They are proud to donate regularly to local charities and support the local universities and the arts. Scott sums it up: "We keep reinvesting. Our goal is to be the best at whatever we do and we're very passionate about it. Myself and my two sons, Nick Jr. and Chris, are all actively involved in developing new business ventures and skillfully operating our existing ones. We have a lot of pride in what we do. If it's good for Erie and it's good for the company; that's something we strive for."

Scott Enterprises

Hospitality and tourism are a driving force of the U.S. economy and have a tremendous impact locally and in nearly all corners of the world. Here, Nick Scott, president and owner of Scott Enterprises , talks about the exciting developments underway along Erie’s Bayfront, as well as how the industry has grown and what his expectations are for the future. Through your more than 50 years of business experience and your many hotels, resorts and restaurants, there is no question that you have helped put Erie on the map as a travel destination. How would you describe your vision for Scott Enterprises? Throughout my life, I have loved to travel, and am passionate about my hometown of Erie. With the exception of the four years I spent studying in the School of Hotel Administration at Cornell University, I have lived in Erie all of my life, witnessing numerous changes and the ongoing evolution of Erie. My vision and perseverance over the years comes from my father, Christ Skountzos, who emigrated from Greece as a 13-year-old boy, entirely on his own. He was a go-getter, a true Renaissance man. He was a talented painter and violinist, who was fascinated in many hobbies throughout his life. Early on, he entered the hotel industry with the Scott’s Motel, which opened in 1950.

As a young man, I spent my summers as a lifeguard and gardener at my father’s new hotel. At the time, it was a new concept — motels with parking in front of them. It was a modern concept, and Scott’s Motel was one of the first in the tri-state area to adopt the design. My father was always a visionary thinker and tried to come up with unique ideas to differentiate his businesses. My dad always secretly wanted me to become a concert pianist, and while I believe I was quite good at one time, I always found myself intrigued by the hospitality industry and the idea of expanding my family’s business.

During my time at Cornell University, I was exposed to many new ideas and concepts. Shortly after graduation, I returned to Erie and began exploring one of those concepts — franchising. In the ‘70s, ‘80s and ‘90s, we opened franchised restaurants such as Bonanza, Arby’s and Applebee’s. Beginning in 1985, we entered the hotel business in a big way. I discovered a growing demand for hotels on the interstate, where America was beginning to travel, and I decided I would pursue the opportunities presented there. We then built the Days Inn at the State Street Exit of I-90.

You really drove the development of upper Peach Street. Tell us more. When we began to develop upper Peach Street, there were several obstacles at the time that needed to be overcome. When we built our second hotel, the Comfort Inn at the Peach Street Exit of I-90, there wasn’t a completed water system in the area. The only option for the new hotel was to install our own water tank in a closed-circuit service for the hotel. Trucks hauled water to the hotel daily. Ultimately, the investment was well worth it, and the hotel flourished.

Today, we operate businesses in every corner of that intersection. When success combines with ambition, the two forces come together and push you forward. Soon after that, my two sons Chris Scott and Nick Scott Jr. and my daughter Alison Scott came into the family business, followed by my son-in-law Lance Lehr.

With the combined efforts of our family, we’ve continued to expand and develop new opportunities. Each of my children have unique talents that contribute to our company’s growth. My wife, Kim, has played a big role in keeping family members working together to achieve business success.

What about your indoor water park Splash Lagoon? When I first came up with the idea to create an indoor water park in Erie, people thought I was crazy! It was a revolutionary idea at the time but upon opening, Splash Lagoon became an immediate success. Since opening in 2003, Splash Lagoon has undergone four expansions. The construction of Splash Lagoon made a big economic impact on the hotel market. Several new hotels have been constructed in the area surrounding Splash Lagoon since its opening. If you were to recreate the project today, it would cost $90 million to $100 million. It’s been very successful, and we have another expansion in the works for later this year. We’re constantly searching for new ideas for the water park and ways to improve our guests’ experience and, of course, we’re very proud of Splash Lagoon being named one of the country’s best water parks by numerous publications, including USA Today and TripAdvisor.

2018 is proving to be an exciting year with the groundbreaking of the Harbor Place project and construction of the Hampton Inn & Suites hotel, the centerpiece of your $160 million project near Erie’s Bayfront. Please share some highlights. We have been working on the concept of Harbor Place for years. Weber Murphy Fox Architects have been involved with planning, and improving the plan to be more than just another hotel site with another everyday brand.

We know that whatever we create on the Bayfront needs to be special, it has to be the best that we can afford — and maybe even beyond that — to ensure Harbor Place is a lasting and iconic development for Erie. We were very fortunate to receive $5 million from the Commonwealth for this project. The new Hampton Inn & Suites will be a boutique-style hotel with 95 guest rooms, 30 percent of which will be larger suites. It’s going to be eight stories tall. A crowning jewel will be the indoor/outdoor rooftop bar, restaurant and event center atop the hotel, which will serve tantalizing flavors with local flare, surrounded by truly stunning views of Presque Isle Bay.

The next phases are expected to be just as ambitious. Tell us more. Harbor Place will be built in nine phases, beginning with the construction of the Hampton Inn & Suites. A mixed-use development office building with retail space will be constructed in phase two of the project. Following those initial phases will come a parking garage, which the Parking Authority is working with us on, followed by the construction of about 120 townhouses and apartments on Holland Street Pier. In future phases, we’ll add more restaurant and retail space, a second hotel (which may be an extended stay hotel) and additional parking spaces. In the final phases, we’ll be constructing the east basin townhomes that are along the waterfront. The project has a creative design that will enhance the spaces to be an ideal place to live, work and play.

In addition to Harbor Place, there have been some major construction projects going on downtown. What are your thoughts on seeing construction cranes in the air? Erie has been a sleeping bear of sorts, being somewhat dormant over the past 20 years, but it’s awakening. Erie Insurance has taken a visionary lead in making things happen. The presence of Gannon University, GE, UPMC Hamot, the Convention Center, city and county governments, Erie Insurance and the numerous downtown businesses and Bayfront highway improvements bode well for the future of Erie, the Bayfront and downtown districts.

What does the future hold for Scott Enterprises? Peek’n Peak Resort has been a very exciting and rewarding addition to our portfolio in recent years. I think we’ll continue to invest heavily in The Peak and continue to grow it. We’re finalizing plans for an expansion at Splash Lagoon. It’s a wonderful asset, and it draws a lot of people to Erie. We’re continuing our work in the hotel field. There is a parcel of land in Grove City we’d like to develop into a hotel and restaurant. We now have two hotels in Buffalo, as well.

We currently have more than 2,000 employees on our team at 28 locations and host over 4 million guest experiences per year at our various hotels, restaurants and resorts. We pay a lot of taxes in Erie County while also supporting charities and the arts throughout our community. I’m grateful that our family-owned company has grown to be a major player in the Erie economy and will be a vital part of my hometown community’s future. That 13-year-old boy who emigrated from Greece in 1916 would be amazed to see how his original business has grown.

Behind Scott Enterprise's 11th-hour move to replace sports bar with Italian restaurant

T he roof of the former IHOP at 2933 W. 12th St. had already been painted a trademark green as Scott Enterprises prepared to open a new Quaker Steak & Lube.

Then, leaders of the family-owned business sat down for one final meeting to discuss plans for the restaurant.

And they changed their minds. The roof was going to need a different paint job.

Earlier this week, more than 31 months after the IHOP on West 12th Street closed its doors in 2021, Scott Enterprises announced a new plan for the building — a restaurant called Roma's Italian Kitchen that's expected to open in February.

But coming to that conclusion took time.

A change of course

Nick Scott Sr., president of the company, said his family had been talking for several years about opening an original-concept Italian restaurant. And for a matter of months that was the plan for the former IHOP, which struggled to survive even as state laws allowed restaurants to reopen after the early days of the pandemic.

But in September, Scott confirmed that the company was moving in a different direction and would open a second Quaker Steak & Lube location in addition to its existing location at 8071 Peach St.

That was the plan until just a few weeks ago, he said. The roof of the building had been painted Quaker Steak & Lube green and Scott Enterprises was about to place an order for big-screen televisions and other items needed to outfit the planned sports bar and chicken wing restaurant with an automotive motif.

"We were about to push the button," he said.

That's when the company's leadership sat down for one more discussion, Scott said.

"We analyze this stuff and try to figure it out," he said. "We realized that there are a lot of sports bars around."

And the company's management team realized something else. Conversations with local folks indicated a high demand for some sort of Italian restaurant.

“We were given an opportunity to have a second Quaker Steak & Lube location, but at the end of the day we really wanted to venture into a new cuisine,” Nick Scott Jr, vice president of Scott Enterprises, said in a statement. “We are confident that Roma’s Italian Kitchen will be an amazing addition to the community.”

Much of the work already had been done to the building. Julie Maggio, assistant zoning and development officer for Millcreek Township, said in September that Scott Enterprises had obtained building permits in March 2022 for a 700-square-foot expansion and the addition of a deck area for outdoor dining. Total cost of the project was estimated at $486,000, she said.

Filling a void

It wasn't lost on anyone at Scott Enterprises that the Erie dining public continues to mourn the absence of Serafini's , a staple in Erie dining for more than 80 years before it closed in March 2020. Owners of the Italian restaurant at 2642 W. 12th St., half a mile east of Roma's location, have talked in the past about reopening, but it hasn't happened.

The void left by Serafini's "was a factor, but it wasn't the determining factor that we considered," Scott said.

Scott acknowledges that the road to this decision was punctuated by changes of direction.

"I should have given the Flip-Flop Award to our team," he said.

Plans for the restaurant

Scott said he's been laying the groundwork for this restaurant for a long time.

It began with a growing collection of Italian cookbooks and visits to between 30 and 40 restaurants across the country as the company searched for ideas and inspiration.

Whatever ideas Scott Enterprises has collected will have to be translated into action over the next two or three months. Scott said the company has hired a veteran chef from Pittsburgh and will deploy its restaurant team that opened Oliver's Rooftop restaurant on Erie's bayfront in 2020.

"This is the same team that brought the award-winning Oliver’s Rooftop to our market," Chris N. Scott, a vice president of Scott Enterprises, said in a statement. "Our head chef will be bringing over 10 years of experience with Italian cuisine. Everyone is on board to make this Erie’s next great Italian restaurant."

Aiming to be the best

Nick Scott Sr. said the team will be doing a lot of research as it works to develop and refine dishes.

"We want the best meatballs, the best sauce," he said. "We are after 'wows.' "

Roma's Italian Kitchen will also feature a number of Greek dishes, a nod to the Scott family's heritage.

Scott said prices at the new restaurant will be lower than those at Oliver's but could be higher than those at some chain Italian restaurants.

"We want it to be a very special experience, whether it be date night or family night," Scott said. "I think our company is in the best position it's been in since its inception to pull something off like this."

Scott, whose family operates Applebee's locations, Quaker Steak & Lube, IHOP and a number of other chain restaurants over the years, said opening any new restaurant is a lot of work.

Launching a new one-of-a-kind concept is particularly challenging, he said.

"It's sort of an adventure," Scott said. "You get to use your creative juices and scour the country for great concepts. It's fun and it's rewarding."

Scott laughed at his company's back-and-forth decision making process and explained the painting company had to be called to-repaint the building's green roof.

"We try some different things," he said. "We don't always get them 100% right immediately, but if you don't take some risks you don't reap the rewards."

The winter of 2022-2023 , when just 52 inches of snow fell in Erie, half the normal total, inspired Andrew Halmi to make a prediction.

From his perspective as general manager of Mount Pleasant of Edinboro, it wasn’t going to get any worse.

Turns out he was wrong.

Through Monday, just 22.3 inches have fallen since the first flakes of the season, including 16.9 inches during the official months of winter, according to the National Weather Service in Cleveland.

“I spoke way too soon,” Halmi said.

Snow falls short of expectations

Snowfall was a bit heavier, but not a lot, in Findley Lake, New York, where Peek’n Peak Resort counted natural snowfall of around 40 inches this winter.

But Nick Scott Sr., president of Erie-based Scott Enterprises, confirms this isn’t what his company expected when they bought the ski resort in 2011.

At the time, the new owners dubbed one of the resort’s restaurants Bistro 210, naming it for the average amount of snowfall that blanketed the resort each year.

Big crowds will mean hefty hotel prices as solar eclipse draws near in Erie

nick scott erie pa yacht

John Oliver, CEO of VisitErie, hopes that thousands of visitors expected in Erie for the April 8 eclipse will want to return for another visit.

But chances are good that their favorite memory of Erie won't be the low cost of bunking down for a couple nights.

It's the law of supply and demand and it's likely that demand for hotel rooms will never be higher in Erie than on April 7-8. Thousands of visitors — possibly tens of thousands — are expected in Erie to witness the eclipse from what scientists describe as the path of totality.

That's created unprecedented demand.

Dwindling supply

Oliver said that, as of Thursday, just 97 of Erie's 4,500 hotel and motel rooms were available.

By early April, "We fully anticipate there will be no rooms available," Oliver said.

Erie hotel rooms, most of which are being offered subject to a two-night minimum, are renting at prices that reflect scarcity.

At Hilton Garden Inn in Summit Township, rooms typically start at about $130 a night. On Wednesday, one of the few remaining rooms was being offered for a little over $1,000 a night. By Thursday, it was no longer available.

TownePlace Suites Erie had one or more rooms left for $674 a night, while remaining rooms at Courtyard by Marriott Erie Ambassador Conference Center started at $899.

Larger properties aren't the only ones raising prices.

Rodeway Inn, a small motel at 2540 W. Eighth St., typically offers rooms for $65 per night. Rooms were still available Tuesday, but for $350 a night with a two-night minimum.

Higher rates are expected

Nick Scott Sr., president of Erie-based Scott Enterprises, which owns about 800 of Erie's hotel rooms, said he's not hearing many price-related complaints.

"It's almost like the Kentucky Derby," he said. "This is sort of Erie's Super Bowl of the century."

Scott is taken with the excitement of the event and the fact scientists can precisely predict what we will see and where best to watch.

"People are going to connect with the solar system in a way that they never thought about before," he said. "Sitting right in front of you, you are going to get the feeling of how these celestial bodies move."

Scott said his company didn't originate the concept of raising prices to match demand.

But he's not apologizing for it, either. Hotel owners are experiencing the flipside of winter storms that keep crowds away and a pandemic that left hotels mostly empty for months.

Oliver said most travelers understand the nature of prices that rise with demand.

"Erie is no different than any other community that falls into the path of totality," he said. "I suppose it's the same as if you were going to a Penn State football game and you got a room in State College. You are going to pay a whole lot more than you would after the game."

Other lodging options

When Jim Gavio, director of the Yahn Planetarium at Penn State Behrend, traveled to Bowling Green, Kentucky, in 2017 for what was dubbed the Great American Eclipse, he watched from a campground.

Plenty of travelers are expected to pitch tents, park trailers or pull up in their motorhomes in advance of the afternoon eclipse April 8.

The owners of the Erie KOA Holiday in McKean Township wouldn't normally be open in early April. The eclipse made them rethink that policy and prompted them to plan a special viewing event.

Sara's Campground, located near the entrance to Presque isle State Park, is counting down the days, hours minutes and seconds to the eclipse on its website.

The campground has been gearing up for the event, offering a four-night reservation package for $695. On Thursday, with more than 25 days to go before the eclipse, a red Sold-Out banner appeared on the campground's website.

Pymatuning State Park in Crawford County will offer visitors a few seconds less time in the path of totality, but the show is still expected to be a good one.

That probably why the park's 529 campsites have something in common. Every single one has been reserved.

Renting the whole house

Erie County offers other lodging options, including inns, but websites suggest most local properties are booked as well.

That leaves one other option. As of Wednesday, numerous houses, cabins and even apartments were being offered as short-term rentals on websites such as Airbnb.

Options included what the owners described as an Erie bachelor pad for $1,000 a night or a two-bedroom Erie apartment for $1,500 a night.

Visitors on a budget could also size up a photo of a dorm room at Erie Sports Center and an offer to "Stay with Gino" for $300 a night.

For those with more to spend, Arbnb lists a two-bedroom cabin in Albion that sleeps six. A two-day rental is offered for $8,000. With fees, the price comes to $9,244.

For some property owners, the eclipse provides a window of financial opportunity.

"I talked to someone that rented out their house for $1,300 a night," Oliver said. The eclipse, the homeowner said, is going to buy him a new furnace.

M/Y SCOTT FREE (ex D-Fence) is a 32.61m (107') luxury vessel available for crewed charters. She was built in 2008 and refitted in 2019, representing a classically-styled motor yacht with inviting interiors and good deck areas. She can accommodate up to 8 guests in 4 cabins and has a crew of 4.

The lower deck swim platform is large enough for sunbathing beside the water or spreading out with the water toys. Staircases lead to the main deck aft where there is a sofa along the stern and an alfresco dining table and eight chairs placed beneath the shade of the upper deck overhang along with a fridge, grill and projector screen.

Side walkways lead around to the forward-facing C-shaped seating area placed around a large oval table, and from the main deck aft a port-side staircase connects to the upper deck aft, where there is a more intimate dining area consisting of a circular table and four chairs.

A starboard staircase leads up to the flybridge. The stern is lined with a C-shaped sofa and a sun umbrella is available to provide shade. Sunbeds can be found in the amidships area and forward to port is an L-shaped seating area with an L-shaped table for casual dining and drinks from the starboard barbeque, fridge and forward wet bar.

The lower deck places the guest accommodation amidships and forward, leaving room to the aft for the crew accommodation. On the main deck, the country galley is placed forward and guests have a C-shaped sofa with two raised tables for dining together, or a breakfast bar for quick meals and snacks. A forward starboard staircase gives access to the bow cabin below, while the rest of the guest accommodation is accessed via the starboard staircase amidships.

In the main salon there is a forward formal dining area where up to eight guests can savour a professionally prepared meal around the circular table, with drinks prepared at the wet bar to starboard while the piano gives live entertainment. After dinner, guests can rest on the aft port L-shaped sofa or armchair placed around a coffee table for conversation or a film on the widescreen TV in the aft starboard corner.
