Disney’s Beach and Yacht Club Resorts are located in the EPCOT resort area. This means you can easily walk over to EPCOT and to Disney’s Hollywood Studios. In no time flat, you can be enjoying a croissant at Les Halles Boulangerie-Patisserie in the France Pavilion at EPCOT’s World Showcase or rushing over to join a boarding group for Star Wars: Rise of the Resistance.

Standard Rooms at Disney’s Beach Club Resort sleep up to 5-adults. They offer a combination of either two Queen Beds and a Day Bed, one Queen Bed and one Day Bed, two Queen Beds or one King Bed and one Day Bed.

Guests can pick from Standard views which offer views of Disney’s Beach Club Resort Rooftop or Parking areas,  Garden/Woods views which offer views of Disney’s Beach Club Resort, or Water views, which offer views of Stormalong Bay, Crescent Lake or the resort’s quiet Pool.

Need a little more room? Choose the Deluxe Room. These rooms sleep up to 6-adults and are larger than the standard rooms. They offer two Queen beds and a Queen sleeper sofa with views of Stormalong Bay, Crescent Lake, the quiet pool or the resort’s parking area.

Looking for an even more deluxe experience? The Club Level rooms will offer a variety of additional services to make your stay a very luxurious one!

Rooms & Suites with Club-Level Service offer the following Amenities:

Disney’s Yacht Club rooms recently went through a lovely refurbishment updating all the furnishing and style giving this resort a nice updated look.

Similar to Disney’s Beach Club Resort’s rooms, Disney’s Yacht Club offers Standard, Garden/Woods, or Water views.

Each room sleeps up to 5-guests plus an additional child under 3 in a crib.

Lunch is served from noon to-5pm. Offering appetizers, special seafood options like lobster and corn chowder to keep with the theme, and entrees like burgers, sandwiches, steaks and more.

Pizzas with choice of toppings are also available for lunch, dinner, and late-night orders.

Probably the number one reason guests choose one of these resorts is the incomparable Stormalong Bay aquatic playground. This three-acre water park is chock full of  SPLASHtastic fun for the whole family!

Don’t miss the 230-foot-long waterslide, one of the highest hotel slides at Disney World.

Want a more relaxing experience? Stormalong bay has it! Float down the lazy river on an inner tube, unwind in one of 3 whirlpool spas or simply relax on the elevated tanning deck.

Disney’s Yacht Club opened back on November 5, 1990. Its sister location is the Beach Club located right next to it. The Yacht Club is a beautifully themed resort with nautical and beach themes. We are going to tell you everything you need to know about this wonderful resort in our Ultimate Disney Yacht Club Review + Insider Tips! 

There are so many great aspects to this resort such as its location, pools, transportation options, and amenities. If you are thinking about staying at the Yacht Club, read on to find out if this resort is a good fit for you!

Where Is The Yacht Club At Disney Located?

One of the best reasons to stay at Disney’s Yacht Club is the fantastic location! This resort is within walking distance to Epcot and Hollywood Studios . There are also several different transportation options to all of the parks, Disney Springs , and the water parks .

The Yacht Club is directly next to the Beach Club, and they share the pool. Now you not only have access to all of the Yacht Club’s restaurants and amenities, but you also have access to the Beach Club’s! 

The Yacht and Beach Club are right across the water from Disney’s Boardwalk Resort . It is a short walk away to enjoy everything the Boardwalk has to offer! There are some fun restaurants, bars, and shops to explore there.

The Yacht Club is also very close to the Swan and Dolphin Hotels. There is a pathway to take you right over to these hotels for some extra fun as well! 

Not only are there other resorts within walking distance of the Yacht Club, but there are also resorts that are a quick Skyliner trip away! Taking the Skyliner from Epcot’s International Gateway, you can visit Disney’s Riviera Resort, Caribbean Beach Resort, Pop Century , and Art of Animation! 

Disney’s Yacht Club is in a very prime location with quick access to two of the parks and multiple resorts!

Checking in to The Yacht Club At Disney

Checking into the Yacht Club is extremely easy, and it doesn’t even require you to visit the front desk! The day of your reservation, you can check in to the resort from the My Disney Experience app . The app will let you know when your room is ready and what your room number will be! If you have magic bands or even your phone , you can head straight to your room and unlock the door. 

Of course, you can always go the old school route and check-in at the front desk. All the cast members at Disney’s Yacht Club are extremely friendly and accommodating! A great tip to keep in mind is you can always see if there are any upgrades available for your room. We were able to get a free upgrade from a standard view to a water view! 

The lobby is also absolutely amazing here. It has a very adventurous and nautical theme to it. You can find everything you need right in this area, such as the restaurant, lounge, bell services, and the front desk. 

Right outside the backside of the lobby, there is a boardwalk that will lead you to the boat transportation to Epcot and Hollywood Studios.

Transportation Options From The Yacht Club

We love all of the transportation options the Yacht Club has to offer, and we’re sure you will too! As mentioned before, there are walking paths to Epcot and Hollywood Studios. The Epcot walking path is very short and will get you to the International Gateway in about 5 – 10 minutes. The entrance at International Gateway is on the back side of Epcot by World Showcase . 

The walking path to Hollywood Studios is a little bit longer than the Epcot one. This one can take 20 minutes or more. However, there is boat transportation to Hollywood Studios if you don’t want to walk! You can find boat transportation right behind the lobby that will take you to Epcot or Hollywood Studios. 

If you don’t want to walk or take the boat to Hollywood Studios, you can always take the Skyliner! There is a Skyliner location right outside International Gateway that will take you first to Disney’s Riviera Resort, and then to the Skyliner central hub at Caribbean Beach Resort. From here you will get off the Skyliner and get in line for a different Skyliner track to take you to Hollywood Studios. 

So there are so many options to get to Epcot and Hollywood Studios, but what about the other parks? Disney has bus transportation from the Yacht Club to Magic Kingdom, Animal Kingdom, Disney Spring, and the water parks. 

If you plan on spending a lot of time at either Epcot or Hollywood Studios, the Yacht Club is one of the best resorts to stay at.

Disney Yacht Club Room Review

There are several different room options at the Yacht Club. There is Standard View, Water View, Garden or Woods View, and 2 Bedroom Suites. All of the view rooms also have club level options. 

I was able to stay in a Water View room. The room was absolutely delightful! It had a nautical theme to match the rest of the resort, and it was quite spacious. The room had two queen beds and a pull out couch, so it was able to sleep up to 5 guests. We only had 4 guests in our room, but I could imagine the pull out bed might make the room feel a little more cramped.

The room had large closets with space to hang clothes, and a big sink and bathroom area with two sinks. The shower had a sliding glass door, which I prefer over a curtain. 

I really liked that this room had wood flooring compared to carpet. It added to the nautical theme very well. The room also had a balcony that looked over the back entrance of the lobby and the water. Overall, the room was very nice, and I thoroughly enjoyed its set up! 

Yacht Club rooms average in price anywhere between $400 to over $3000 per night depending on what room you stay in and what time of the year you visit.

Dining Options At The Yacht Club

There are some really great and delicious dining options at the Yacht Club. This resort has two restaurants, two lounges, a quick service restaurant, a restaurant located in between the Yacht and Beach Club, and a pool bar. 

The two restaurants at the Yacht Club are Ale & Compass and Yachtsman Steakhouse. Yachtsman Steakhouse is currently temporarily unavailable, but Ale & Compass is open for breakfast and dinner. This restaurant follows the nautical theme with a relaxing atmosphere and some delicious coastal eats. 

The Ale & Compass Lounge is located adjacent to the restaurant. Here, you can order off the lounge menu and even the restaurant menu. This lounge can fill up quickly at night though, so make sure to grab a seat early if you want to eat or drink here.

The other lounge, Crew’s Cup Lounge,  is right next to Yachtsman Steakhouse and is also temporarily unavailable. We hope that the lounge and restaurant will open soon! 

The quick service location shares a spot with the Yacht Club’s gift shop. When you enter the Market at Ale & Compass, on the right is the gift shop and on the left is the quick service restaurant. They serve coffee, sandwiches, pastries, and more. This is a great place to stop for a quick bite to eat to or from the parks! 

Beaches and Cream Soda Shop is the hidden gem of the Yacht and Beach Club Resorts! This restaurant is located in between the two resorts and serves some wonderful food! They are open for lunch and dinner and they serve sandwiches and burgers. My favorite is their Grilled Cheese sandwich, its delicious! 

However, save room for the best part of this restaurant. The ice cream! They have shakes, floats, and sundaes! You can’t go wrong with whatever you choose. If you’re feeling really brave though, try the Kitchen Sink sundae. This sundae is meant for 4 or more people, and includes every topping and a whole can of whipped cream! I have attempted it twice, and I still haven’t been able to finish it. Maybe you can! 

Hurricane Hanna’s Grill is the pool bar located right next to Stormalong Bay. They have a few food items and some refreshing drinks. 

If you’ve tried everything at the Yacht Club and want something different, head over to the Beach Club! Here you can find even more restaurants and tasty eats!

Yacht Club Swimming Pools

The Yacht and Beach Club have hands down the best swimming pools on Disney World property. It’s considered more of a small water park than swimming pools because it’s so large! 

Stormalong Bay is 3 acres of refreshing fun! It includes a large sand bottomed pool and a lazy river. There are waterfalls, a volleyball net in the pool, and a water slide. 

This water slide is no joke. You climb a large shipwrecked ship all the way to the top and then slide down this long and exciting slide! Stormalong Bay even has a “beach” area with sand to play with! After all that fun, go relax in one of 3 whirlpool spas.

Right by the entrance to the water slide is a small kid play area with a mini water slide. This is a great introduction to the big slide for nervous kids! 

Don’t need all the excitement of Stormalong Bay? There are also 3 leisure pools at the Yacht and Beach Club for guests to enjoy.

If you plan on staying at the Yacht Club, you must plan a resort day into your schedule! Make some time for this awesome mini water park and relax away from the parks! You won’t regret it.

Amenities At The Yacht Club Resort

There are so many fun amenities and things to do at Disney’s Yacht Club. When it comes to activities, there are fishing excursions, a tennis court, a sand volleyball court, jogging trails, motorized boat rentals, an arcade, and a fitness center. Just ask the front desk if you’d like to book a fishing excursion or rent a boat to go out on the water! 

The Yacht Club even has a spa! Ship Shape Massage Salon is a full service spa that can do massages, facials, hairstyling, and nails. We all need a relaxing day every once and awhile! Why not enjoy the spa on your day off from the parks?

The resort also has campfire activities, movies under the stars, and a Pirate Adventure Cruise (which is unfortunately temporarily unavailable at the moment). The Yacht Club is within walking distance of the Fantasia Gardens & Fairways Miniature Golf. Go show off your mini golf skills at this adorably themed course!

This resort really has a lot of fun things for you and your family to enjoy! You will definitely want to take a day away from the parks to enjoy this amazing resort!

Overall Thoughts On Disney’s Yacht Club Resort

We at Disney Trippers absolutely love Disney’s Yacht Club Resort. The whole place is incredibly peaceful and beautiful. It has the perfect mix of being family friendly and adult friendly with lots of things to do. So whether you’re traveling with a bunch of adults or your kids, everyone will enjoy it! 

Most everything is in super close distance to this resort. The only time you will have to take the bus is to Magic Kingdom, Animal Kingdom, Disney Spring, or the water parks. The other parks and some resorts are really easy to get to, making this a top notch location for a resort.

If you have a day off from the parks, make sure to enjoy all of the amenities the Yacht Club has to offer. You could spend a whole day just having fun at the resort! You definitely don’t want to miss out on this place!

We stayed at the Disney Yacht Club the last time we were at DW. We loved it. The staff was outstanding. It was an adult family vacation, and due to different work schedules, some family members had to fly in at different times. The staff accommodated each one and made them feel as if they already knew them. We loved the location as we could walk to different locations. We tried the Kitchen Sink sundae, but couldn’t finish it. We sure had fun trying. We actually took one day to enjoy the resort and were not disappointed. We spent time in the swimming pool, which was amazing with the sand bottom. Lunch was an delicious lobster roll and we finished off at the steakhouse. I would certainly recommend this resort to all who are considering a trip to Disney World.

What a difference a renovation can make. Disney’s Yacht Club has gone from an old-style yacht club atmosphere to one of a gorgeous nautical chic. Four- and five-story oyster gray shingle-style buildings with balconies shaded by red and white striped awnings front Crescent Lake and a sliver of groomed beach that stretches over to the adjoining Disney’s Beach Club Resort. This near-perfect location is within walking distance of Epcot ®’s International Gateway entrance as well as Disney’s BoardWalk and just a short boat ride away from Disney’s Hollywood Studios ®. Or just outside of Epcot ®’s International Gateway is Disney Skyliner that can drop you at Disney’s Hollywood Studios ® with one connection at Disney’s Caribbean Beach Resort.

Guest Rooms

Renovated guest rooms offer the look of a luxury cruise ship cabin. Rooms are relatively spacious at 400 square feet with either two queen-size beds or one king, with room under each to store luggage. Rich wood borders the cloth-covered blue and white headboards that accent beds made up in white sheeting. Most rooms come with a chenille cream-colored flip-over sleeper sofa sporting brass nailhead accents. Other furnishings include a wood and granite desk, porthole-style mirror, and a nautical-style bureau with a large wall-mounted flat-screen TV above. And for the first time in a standard room at a Deluxe Disney resort are wood floors throughout instead of carpeting. The navy drapery leading to the patio or balcony is in a Disney-inspired constellation theme, and by the bath is a spacious, internally lit closet area with a nifty fold-down ironing board. The quartz bath vanity area shuts off from the bedroom via sliding pocket doors. The bath holds double sinks in a dark wood vanity, hairdryer, lighted makeup mirror, H2O+ Sea Marine/Sea Salt bath products, and, most exciting of all, great lighting. There are a separate tub and shower area with a frosted door; some rooms come with a bathtub but are on request only so families with young children should take note. Cara’s Tip: Standard View rooms come with a view of a slice of the parking lot or the rooftops, so be sure to book a Garden View requesting one near the quiet pool that looks out on the grassy area with a fountain and duck pond. Lagoon/Pool View rooms face Crescent Lake, Stormalong Bay, or sometimes both; ask for one facing Epcot for a distant view of the fireworks. If too much walking is not your idea of a vacation, request a room close to the lobby; the resort is quite spread out, and long treks to your room are not uncommon. King-bedded rooms can also come with a sofa sleeper so a family of four might get this type of accommodations.

Concierge Rooms

Most are located on the fifth floor and privileged to the expanded Regatta Club, one of only a few Disney concierge lounges with a full-size balcony but alas with a view of the front of the resort instead of Crescent Lake. Most concierge rooms are standard; for extra space choose the 654-square-foot Deluxe Rooms , all located on the third and fourth floors, and all with two queen-size beds, a small parlor separated by a partial privacy wall, and views of Crescent Lake. They do, however, require an elevator ride to the concierge lounge.

In the lounge is the same menu as the next-door Beach Club with complimentary food and beverages on offer throughout the day. Mornings bring coffee with a self-service Nespresso machine, juices, fresh fruit, cereal, muffins, orange loaf with oat streusel or apple-cinnamon loaf, croissants, warm cinnamon buns with cream cheese frosting, bagels, toast, steel-cut oatmeal, cheese grits, rotating egg dishes such as a seasonal egg casserole or egg white frittata, silver dollar pancakes, crepes, slow roasted ham, chicken sausage (plant-based sausage by request), a variety of yogurt including Greek with homemade granola, and hard-boiled eggs. Midday Seaside Snacks consist of fruit, crudites, candies, bagged snacks and chips, muffins, sweet loaf bread, oatmeal-raisin, sugar, and chocolate chip cookies, lemonade, and iced tea.

Wine served by an attendant includes a choice of Domaine Ste. Michelle Brut Sparkling Wine, Selbach-Oster Reisling, Babich Savignon Blanc, J Lohr Chardonnay, H3 Merlot, and R Collection Raymond Cabernet Sauvignon, along with an assortment of beer. Hors d’oeuvres include such items as charcuterie, artisan cheeses, cold roasted vegetables with roasted shallot aioli, crudites with garlic peppercorn sauce, roasted marinated olives, quinoa salad, Caesar salad, Greek salad, tomato mozzarella salad, tuna poke cones, Thai beef salad, seafood roll, and hummus; along with hot items such as chicken tagine with couscous, chicken nuggets, pulled pork sliders, chicken tacos, oven-baked salmon and lentils, pot roast with mashed potatoes and barbecue demi, (kids feast on the likes of mac and cheese, mini hot dogs, make-it-yourself peanut butter and jelly cups with Parker House rolls, and apple slices with caramel sauce). After dinner is a selection of cordials and desserts such as key lime tart, strawberry trifle, vanilla cupcakes, chocolate pot de creme, vegan brownies, chocolate chip cream cheese cannoli, pineapple-carrot cake, chocolate truffle cake, chocolate cupcakes, and sugar and chocolate chip cookies. And everyone loves the mini-freezer full of Mickey ice cream bars, a refrigerator filled with sodas and fruit juice boxes, and the bottled water for takeaway on request.

Additional room amenities for concierge guests include the services of a friendly concierge staff, private check-in and checkout, and nightly turndown service.

A variety of suites are available, all with concierge lounge access.

Three Turret Two-Bedroom Suites, located on a corner of floors one, two, and three, offer 1,160 square feet with lots of navy and cream colors, hardwood flooring, and plenty of charm. Off the left of the entry hall is a standard size guest room with two queen beds and a full bath but with upgraded décor (you may access this room from its own separate entrance door). On the opposite side of the foyer are an alcove with a desk and an additional full bath with a single sink. Next up is one of two living areas with sleeper sofa, coffee table, easy chair, desk, credenza with TV, and wet bar; followed by a 2nd living area in the bright and sunny turret, beautifully decorated with hardwood flooring, fun navy and cream décor, 4-person table, sofa, and retro-yacht chairs. The master has a king bed, easy chair and ottoman, bureau, and TV with a standard-type bath with tub/shower combo and double sinks. Patios or balconies, depending on the floor, are found off the master bedroom and another off the turreted living area. Views are of the walkway leading to the Boardwalk as well as Crescent Lake. There are also two Non-Turreted Two-Bedroom Suites with similar decor, one of Floor 3 and the other Floor 4, each with 1,256 square feet. The two guest rooms come with a king bed, and there is a sofa sleeper in the living area.

Almost identical at 2,017 square feet but with different décor are the two-bedroom, two-and-a-half-bath Presidential (5th floor) and Admiral (4th floor) Suites . The Admiral Suite overlooks the BoardWalk and Crescent Lake, decorated in shades of navy, cream, and gold. There’s a hardwood foyer with half bath as well as two living areas, both with hardwood flooring and nautical-style area rugs—one turreted with hardwood flooring and porthole-style windows overlooking Crescent Lake with sofa, four easy chairs, and round coffee table; the other with a sectional sofa loaded down with soft pillows, two easy chairs, coffee table, credenza and oversized TV, desk, and gas fireplace. A separate eight-person dining room adjoins a small wet bar/service kitchen with a service entrance. The master bedroom offers a king bed with a light bronze leather headboard, easy chair, bureau, and TV. The white/gray marble master bath is an accessible one with a roll-in shower, two sinks, a deep soaking tub, and an open toilet area in an alcove. A second bedroom with two queen beds is a standard size room with upgraded decor and an additional entrance. The resort’s most extensive suite at 2,374 square feet is the first floor, two-bedroom, two-and-a-half-bath Captain’s Deck Suite . A hospitality suite of sorts, it’s tucked away in a corner area at the front of the resort perfect for privacy, just past The Marketplace retail store. A hardwood octagonal foyer leads to a contemporary, nautically decorated suite decked out in cream, navy blue, and gold palette. The sizable great room features hardwood flooring topped with a cushy area rug, a large sectional sofa filled with throw pillows, a half-circle modern chair, a square coffee table, a chess table, credenza above which hangs an oversized TV, and a dining room seating twelve. A desk, bar, and half bath sit in a wide hallway near the master bedroom. Off the dining room is a full kitchen (minus a stove) with a full-size refrigerator, sink, Keurig coffee maker, microwave. Doors lead out of the living area to one of the suite’s best features, an oversized brick garden patio (shrubbery blocks the view of the adjoining parking area). Room 1111 connects to the Captain’s Deck suite to make a 3-bedroom suite.

Each of the Captain’s Deck bedrooms has a private patio, with the master bedroom offering a king-size bed, chaise lounge, bureau, easy chair and ottoman. Traverse a hallway with a walk-in closet and vanity area to get to the lovely white and gray marble bathroom with its oversized shower, deep soaking tub, double sinks, and separate commode area. The suite’s second bedroom with two queen beds is similar to a regular guest room with slightly upgraded décor, chaise lounge, oversized bureau, and second full bath. There are several entrances to the suite: the main entrance foyer area, the office/desk/bar/half bath area near the master bedroom, the service entrance off the kitchen; and the guest bedroom. The Ritz-Carlton Residences will be two towers, on both sides of State Road A1A in Pompano Beach with 205 move-in ready homes. The Beach Tower on the east will be 31 stories with 117 beachside units. The location? 1380 S. Ocean Blvd. in Pompano Beach, about a mile south of East Atlantic Boulevard.

What’s planned?  The Ritz-Carlton Residences will be two buildings, on both sides of State Road A1A with 205 move-in ready homes.

The Beach Tower on the east will be 31 stories with 117 beachside units and one floor of underground parking. The Marina Tower, which is 14 stories high, has 88 residences. This won’t be a hotel, and no AirBnB is permitted.

“Pompano Beach is ‘Puttin’ On The Ritz,’ ” said Mayor Rex Hardin, a reference to the 1920s Irving Berlin song. “I’ll tell you, it’s a great time for the city of Pompano Beach. To get this kind of recognition that Pompano Beach is a destination, the recognition that the city, the staff cooperate so well with the development community to attract this type of investment, it’s fantastic.

“It’s a validation of what we’ve been working on for many years.”

What will the homes cost to purchase and what are the amenities?  Homes range in price from $1.256 million to $7.133 million. Marina-side units are already sold during pre-construction. The beachside building has just nine units left, said Harvey Daniels, the vice president of development sales.

Homeowners will be in the lap of luxury with access to both a private Beach Club with a beach restaurant — with the Ritz menu that is typically seasonal — and towel service and wait service to be served a drink or lunch (or both) on the beach.

“It’s only open to residents and guests,” Daniels said.

There is also a private Yacht Club, with 13 slips, which are all already sold. There will be a bar area for a cocktail at sunset on the marina, and a pickup and dropoff dock “if someone has friends with boats you can get picked up and dropped off,” Daniels said.

There also will be a spa, two pools facing the ocean, a gym, business center, dog park, bocci court, paddleball or pickleball court, 24-hour valet, and a doorman.

“This is a hot commodity,” said Ron Choron, the vice president of construction for Fortune Development & Construction, one of the project developers. “Ritz is the best. It’s where I try to stay when I go out of town. The service is always the same.”

The interior design for the residences is crafted by Piero Lissoni, an Italian designer.

The homes will range from one to four bedrooms, which are the penthouses. Homeowners have a choice of flooring, doors, baseboards, cabinets and vanities.

What’s being replaced? The property on the east side of State Road A1A was previously a 3-story, 96-room motel called Paradise Beach Resort that sustained hurricane damage and was eventually demolished in 2009. The west side parcel was tennis courts, which were demolished about a decade ago, according to Sandra King, city spokeswoman.

Other than in Pompano Beach, where is the nearest Ritz to purchase? The Ritz-Carlton Residences Sunny Isles Beach is an oceanfront 52-story, 212-unit, luxury building located at 15701 Collins Ave. in Miami-Dade County that opened in 2020. It boasts a private elevator lobby for each residence and kitchens designed with Italian cabinetry and stone countertops.

There are two-, three- and four-bedroom ocean-view residences for sale as resales in the building. No new units are left.

Kelly Charles, a Realtor with “The Luxury Team” at Compass, who has sold in both Sunny Isles Beach and Pompano Beach, said many of her buyers are from the northeast who are “planning for future retirement or second homes.” Those well-to-do clients are getting “all the amenities they could possible want” that come with “Ritz-trained staff.”

“There’s nothing else to compare to in Pompano,” Charles said. “People feel comfortable with the brand they already know.”

How long will Pompano Beach construction take? The residences are scheduled to open in September 2026. Both the east and west buildings are expected to open at the same time.

What is the project anticipated cost? Construction costs are $350 million, Choron said.

BREAKING: Tarpon Island sells for $152M, setting new lakefront-sale record in Palm Beach

Palm Beach just saw a new lakefront price record set with the $152 million sale of Tarpon Island — the town’s only private island — and its newly renovated-and-expanded mega-mansion . The sale price was reported Friday in the multiple listing service for the property addressed as 10 Tarpon Isle. 

The buyer’s identity has not yet been confirmed by the Palm Beach Daily News, and a deed has not yet been recorded for the transaction at the Palm Beach County Courthouse. But the buyer appears to have already taken occupancy of the estate, according to people familiar with the neighborhood.

Affording panoramic views of the Intracoastal Waterway, the artificial island in the Estate Section measures about 2.3 acres with a combined 1,163 feet of waterfront on all four sides. 

The property was priced at $187.5 million when it sold. It holds the record as the most expensive Palm Beach house ever marketed in the MLS.

The Palm Beach Daily News is the first media outlet to report the sale.

With 11 bedrooms, the two-story mansion has 28,618 total square feet of living space, inside and out. The long list of amenities includes one of the town’s only lighted tennis court and two swimming pools, one of which stretches 98 feet along the lakefront with a whirlpool spa and a “cold plunge” pool. 

Developer Todd Michael Glaser spearheaded the overhaul of the estate —through his eponymous Miami Beach-based real estate company — and led the investment group that just sold the property.

Glaser previously told the Palm Beach Daily News that a confidentiality agreement prevents him and others involved in the sale from discussing the transaction or the buyer. 

Bridge connects Palm Beach's Tarpon Island to the rest of town

But Glaser had previously told the Palm Beach Daily News that Tarpon Island’s location is like no other: “It has its own bridge. How many houses in Palm Beach have a bridge? None,” Glaser said in a December article about the house. 

That picturesque bridge connects the island to the rest of Palm Beach’s Estate Section. The island also is accessible by boat.

Tarpon Island already held the record for the priciest Palm Beach lakefront property ever sold, a distinction it earned when Glaser and his investors bought it for $85 million in the summer of 2021 from its longtime owners, private investor William Toll and his wife, Eileen. 

The reported price of the just-closed sale fell short of Palm Beach's two priciest residential real estate deals, which both closed last year — an off-market sale reported at $170 million for an oceanfront estate at 589 N. County Road; and a private transaction recorded at $155 million for the estate of the late Rush Limbaugh at 1495 N. Ocean Blvd. The deal on North County Road was structured so that the sale price was never documented at the courthouse.

The renovation on Tarpon Island more than doubled the size of the 1930s-era Bermudian-style house on the east side of the property. The project turned that house into a guesthouse with an ultra-luxury fitness-and-beauty area. A new, much-larger addition with the main living areas was built onto the original house in a similar architectural style. The main residence has an expansive living area and a loggia with a fireplace, summer kitchen and bar facing the pool, the well-equipped dock and the water.

Among the estate’s other features are a five-car garage and an extensive front motor court for parking. Other amenities include a paneled library/office and an entertainment room with a fireplace, wine storage, billiards area and movie lounge. Upstairs, the primary bedroom has two oversize marble-appointed bathrooms, while a separate wing houses guest bedrooms to supplement the VIP suites in the guesthouse.

Glaser’s investors included Jonathan Fryd of Fryd Properties in Miami and developer Scott Robins of Scott Robins Cos. in Miami Beach. Fryd and Robins have invested in other Glaser-controlled projects in Palm Beach and Miami-Dade County, where the developer built his career before turning his attention to buying, building, renovating and selling homes in Palm Beach over the past several years.

There may have been other investors as well, but if so, Glaser has never identified them to the Palm Beach Daily News. 

Real estate agents Suzanne Frisbie of the Corcoran Group and Chris Leavitt of Douglas Elliman Real Estate held the listing. Broker Christian Angle of Christian Angle Real Estate also was involved on the sellers’ side. Frisbie, Leavitt and Angle declined to comment.

Agent Margit Brandt of Premier Estate Properties represented the buyer, the MLS shows. She also declined to comment.

The property had been under contract since the end of March, according to the MLS.

Because no deed for the sale has yet been recorded by the Palm Beach County Clerk’s office, it's unclear if the price to be documented at the courthouse will match the one reported in the MLS.

Palm Beach's Tarpon Island had undergone several price-tag changes

The estate had carried its asking price of $187.5 million since November. But that price was down sharply from the $218 million price tag attached to the property while it was being built. The property was relisted at the lower price during the final stages of construction. 

The estate first entered the market in October 2021 — during the height of Palm Beach’s pandemic-induced real estate boom — with a $125 million price tag that included only the land and renovation plans for the original house. At that time the property also was listed at a pre-construction price of $210 million, which would have included the renovated house, before hitting the high of $218 million.

With a second pool and dock, the repurposed guesthouse’s extensive spa area offers a sauna and steam room, a hair-styling salon and staff quarters. The guesthouse nearly abuts the east property line, "so when you are in the gym, you feel like you are on a yacht," Glaser said previously. 

A focal point of the addition to the west is an octagonal room, rising two stories, that overlooks the tennis court on the far west side of the property. The room can be used for formal dining or as a tennis-viewing pavilion.

Tarpon Island looks down the waterway toward Trump's Mar-a-Lago in Palm Beach

Windows, patios, loggias, terraces and the dock on the south side of the house afford views straight down the Intracoastal Waterway for a little more than a mile to the Southern Boulevard Bridge, past former President Donald Trump’s Mar-a-Lago Club. The views also include houses on Everglades Island to the west and in Palm Beach’s Estate Section to the east. 

Architect Roger Janssen of Dailey Janssen Architects drew up the plans for the Tarpon Island project. Christopher Cawley Landscape Architecture designed the grounds. The interior finishes were chosen by Glaser's wife, interior decorator Kim Glaser.

In the $170-million all-time record-setting sale on North County Road, car dealer Michael Cantanucci and his wife, Kimberly, bought the property from coffee mogul Robert Stiller and his wife, Christine. Angle represented the Cantanuccis, negotiating opposite broker Lawrence Moens of Lawrence A. Moens Associates.

The Palm Beach Daily News was unable to confirm if any agents were involved in the $155 million sale of 1495 N. Ocean Blvd.

When Tarpon Island last changed hands in July 2021, the house there had five bedrooms and 12,321 square feet, property records show. The lead agents in that sale were Frisbie, acting for Glaser's group, and agent Jim McCann of Premier Estate Properties, who represented the Tolls. The Tolls had paid a recorded $7.6 million for Tarpon Island in 1998, property records show.

Tarpon Island developer's primary home is in Palm Beach

“This is the most exciting piece of real estate I’ve ever bought and will be able to develop, other than the (historic) Carl Fisher estate in Miami Beach, which I bought in 2005,” Todd Glaser told the Palm Beach Daily News when his group bought Tarpon Island.

Glaser has bought and sold a number of houses in Palm Beach since 2017 — some he renovated and others he built on speculation, often with financing from investors. He and his wife own a landmarked house they renovated in the Estate Section at 125 Via Del Lago , which they have homesteaded as their primary residence in the latest tax rolls. He recently sold a Palm Beach office building that he had used as his family office at 125 Bradley Place.

Glaser made national headlines in 2021 when he bought and razed the former Palm Beach home of the late sex offender and disgraced financier Jeffrey Epstein. That same year, he sold that Estate Section lot vacant for a recorded $25.85 million . A new house is nearing completion on the property, which can easily be seen from Tarpon Island. 

The original house on Tarpon Island was completed in December 1939, according to architectural historian Augustus Mayhew. Tarpon Island itself was created by dredging crews in the 1930s. 

Before Glaser broke ground at 10 Tarpon Isle, Frisbie described the project as his “next masterpiece” and said it was “artfully conceived and beautifully embraces Tarpon Island’s iconic history. How often do we get to say ‘once in a lifetime’ and ‘one of a kind’ in the same sentence? This is it.”
