THE LOWEST CARBON OUTPUT PASSENGER SHIP EVER BUILT
NJORD will be the first-ever superyacht to utilize bio-methanol, a net-zero carbon output fuel source that will ensure that the ship leaves no carbon footprint in its wake and that every place it visits will be left as pristine as it was found.
The superyacht NJORD has been designed with the most advanced hybrid-electric powerplant available, batteries for all-electric and hybrid operation, heat recovery systems and advanced waste-to-energy converters in order to ensure maximum fuel efficiency and zero-emissions as she explores eco-sensitive areas around the world.
To ensure the vessel is future proof, the engines and fuel tanks will be ready for easy conversion to take advantage of future fuels with even lower carbon footprints.

With an impressive range of clients, ranging from Sir Elton John to Anouska Hempel, Lady Weinberg and Valentino, London-based studio LINLEY, founded by David Linley in 1985, is renowned worldwide for fusing striking design with expert craftsmanship. David, son of Princess Margaret (sister of Queen Elizabeth II) and celebrity photographer Lord Snowdon, developed an interest in woodworking at school in England. He then went on to study wood craftsmanship at Parnham House under the celebrated John Makepeace. Right from the start, LINLEY pushed the boundaries uniting the world’s finest designers with master craftsmen. LINLEY Interior Design, founded in 2007, has developed an international reputation for creating interiors that represent British design at its best. The style is elegant and eclectic forming unique schemes renowned for their craftsmanship and detailing.

1508 London is a design studio specialising in design of high-end private residences, luxury & boutique hospitality projects, and residential developments, as well as yachts and product design. Born out of the idea of perfection in design, our name is derived from a moment in time during the year 1508, when a then unknown artist named Michelangelo, armed with only a pencil, presented himself to Pope Julius II, and was commissioned to paint the frescoes on the ceiling of the Sistine Chapel. Deeply rooted with a collaborative approach, their designs are drawn from measured principles, inspired by history, geography and the local architectural vernacular. Internationally renowned Studio Becker is luxury manufacturer of exquisite, bespoke cabinetry and architectural woodwork for interiors. The group began in 1946 as a family-owned bath business in Norway, and by 1976 had become the largest retail kitchen and bath company in Scandinavia. The US headquarters in San Francisco was established in 1987 and the company became known for quality European kitchens. Studio Becker has since evolved into a luxury, custom manufacturer of cabinetry and bespoke furniture offering limitless finishes, where any colour, wood specials or material is available. In the quest to provide the highest quality of products, Studio Becker has also created an extensive accessory line to complement the kitchen and wardrobe collections. Are Residential Superyachts the New Standard of Luxury Living?
Njord yacht, a 948-foot cruise ship being built by German shipbuilder Meyer Werft, has all the features you’d expect on a luxury vessel of its kind: a travel and excursion concierge, multiple terraces and lounge spaces, a broad selection of dining options, a spa and wellness center, a gym, shops, and retail offerings, and a nightclub and jazz lounge. The superyacht even has some amenities—like a helicopter with an onboard hangar, and a dive center—that feel particularly decadent among the already indulgent offerings aboard the boat. Of course, there is one big different between Njord and any other cruise ship out on the open waters: Where the latter is likely carrying island- and coastal-hopping tourists for no more than a few weeks, the former will be owned by—and potentially the full-time residence of—hundreds of families.

At the time, developers shared that the vessel would be comprised of 117 private residences ranging in size from 1,500 to 9,000 square feet, which would cost between $8.5M and $70M. Though the ship is expected to be completed by 2026, the first 10 of these homes have already come to the market, with their sales represented exclusively through Mauricio Umansky and Santiago Arana of The Agency.

Each residence onboard the ship is designed to mimic a traditional home as closely as possible, with 15 unique floor plans available across the units. To add even more diversity to the residential offerings, developers have tapped a collection of interior designers and architects to put their own spin on a number of the onboard homes. Kelly Hoppen and David Linley have each worked on the first 10 units, though Jean-Michel Gathy of Denniston, Francesca Muzio of FM Architettura, Taylor Howes, Sabrina Monteleone of Sabrina Monte-Carlo, and 1508 London are also confirmed designers for the project.

“ Njord is a magnificent opportunity for buyers with the desire to be citizens of the world aboard one of the most amenity-rich superyachts available today,” Santiago Arana, principal of The Agency, said in a statement. “I can’t wait to share this unique residential offering with those seeking one of the most privileged addresses in the world.” Though each home is intended to be unique, certain similarities—including floor-to-ceiling windows, Gaggenau appliances, custom cabinetry, smart home technology, and private terraces—will transverse all units.
Still, Njord yacht is not the only project that sits at the nexus of a private superyacht, luxury cruise ship, and first-class condominium. Somnio , a similar vessel announced in the summer of 2021, will house 39 private units available for purchase for an elite group of buyers. As described on its website, the ship, “embodies the new era of yacht life, blending ownership with community, privacy with intimacy.”

And a new era it is—or at least appears to be. Though these two vessels are seemingly sailing on a new wave of residential living, the concept isn’t as young as it may seem. The World, a superyacht comprised of 165 private residences, has been traveling around its namesake nearly unopposed for 20 years. Two decades later and with two new competitors on the scene, it seems the market may be catching up. As more working-age individuals embrace a nomadic lifestyle, it’s possible this type of living could get even more popular.

With potentially more similarities than differences, it begs the question how these various floating complexes will stand out. On Njord, developers are leaning into scientific research and environmental accountability. The ship is equipped with a vast collection of oceanographic tools and facilities, including a wet and dry oceanographic laboratory, high-capacity cloud computing system, multibeam echo sounders, an air and water sampling system, and two submarines, among other resources. Engineers and designers also plan to power the superyacht through carbon-neutral fuel. As Mauricio Umansky, founder and CEO of The Agency said in a statement, “with its thoughtfully designed residences, endless array of amenities, and philanthropic and scientific purpose, buyers have the unique opportunity to live aboard one of the finest vessels to ever be built.”

First Look Aboard Eco-Conscious Residential Superyacht, Njord
Prices for the exclusive private residences start at a cool $8.5m.

The first ten residences aboard Njord – a 948-ft superyacht powered entirely by carbon-neutral fuel – have officially hit the market. Priced between $8.5m and $70m, the properties are set to become one of the most exclusive addresses on the planet.
Slated for delivery in 2026, the gigantic vessel is being developed by Ocean Residences Development and will be built by the esteemed German shipbuilder, Meyer Werft. In total, Njord will be home to 117 private residences, with the most exclusive apartments boasting six bedrooms and spanning 9,000 sq ft.
Each of the residences will feature floor-to-ceiling windows and spacious private balconies for taking in the sea views. The apartments will be kitted out with kitchens complete with custom cabinetry designed by Studio Becker and high-end appliances from Gaggenau.

Perhaps most impressive of all is the incredible amenities residents will have access to while living aboard Njord . These include a Eurocopter 160 with an onboard hangar, four superyacht limo tenders, two dive and fishing boats, a yacht and sail club, a dive center, an excursion lounge, a golf simulator, and a telescope space observatory.
Njord will also be home to six distinct restaurants and bars, a Chenot Spa and Wellness Center, Chenot Gym and Fitness Center, a concierge hospital, two outdoor pools, an array of boutique shops, a night club, jazz lounge and 10,000 bottle wine cellar.

First announced in 2020, Njord has been thoughtfully designed with sustainability in mind. The superyacht will be powered by bio-methanol and fitted with batteries for hybridization and heat recovery systems.
She will also be fitted with technology for undertaking valuable marine research including an oceanographic laboratory, multi-beam echo sounders with HD 3D mapping, an air and water sampling system, two submarines and ten exploration zodiacs.

Ocean Residences Njord cruise ship is an ultra-luxury superyacht concept currently being developed by the Gzira Malta-based company Ocean Residences Development Ltd. MY Njord (MY stands for "motor yacht") will be constructed in Germany (by Meyer Werft ) and delivered in 2025-Q1. The ship's namesake is Viking Njord (2012-built riverboat owned by Viking Cruises ).

On October 29, 2019, Ocean Residences for the first time announced its plans for a residential cruise ship with gross tonnage/volume ~80000 GT-tons, LOA length 282 m (925 ft), beam/width 34 m (111 ft), draft 8 m (26 ft), 12 decks, 134 staterooms (118x condos plus 16x Guest Suites/hotel apartments for rent) all of which have step-out balconies.
With project launch in February 2020 and estimated delivery in 2024-Q3, the vessel Njord was promoted as a "private superyacht" featuring a spacious Sundeck, dedicated Helideck, multiple large-sized terraces, 3x outdoor swimming pools (1x main/seawater, 1x infinity pool, 1x kids pool), Garden Lounge, full Sports Court (for playing basketball-volleyball-tennis), Golf Centre (Mini-Golf Corse, golf simulator), 6x restaurants and bars/lounges (including Nightclub, Jazz Lounge), Culinary Studio, Billiards Room, Lido Market, Boutique Shops, Outdoor Cinema (large-sized LED screen for movies), Mudroom (for expedition gear storage and land tours preparation), an Oceanographic Research Laboratory (full-time staffed with expert scientists), Telescope Observatory (top deck, with retractable/slide-opening glass roof), Dive Club (scuba diving and snorkeling equipment, private boat tours).
The ship's wellness complex (total size 930 m2 / 10000 ft2) consists of Gym, Spa, Sauna Room, Steam Room, treatment rooms for massages/Chenot Method medical treatments, hydrotherapy pool, open-air deck (for yoga-pilates-meditation sessions), Aerobics Studio (for classes), personal trainers and sports concierges.
The updated in 2021 ship design features a Helideck (with 2x helicopters/Airbus ACH160, capacity 8 seats, flight range 740 km/460 mi), an aft Marina Deck (inflatable/foldout platform for launching watersports activities, also used as sundeck/total area 500 m2/5380 ft2), 2x mini-submarines (for charter), 1x motorized yacht (for charter), 2x diving/fishing boats (for charters), 10x Zodiacs (large-sized RIBs/rigid inflatable boats for shoreside and river cruising and landings), 4x ultra-luxury tender boats (for ship-to-shore passenger transfers), also jetskis, paddleboards, sea kayaks, small sailboats.
Ocean Residences' cruise ship will be fully equipped to support under-charter oceanographic research expeditions. The equipment includes a powerful telescope (gyroscopically stabilized), UAs (unmanned aircraft/drones), ROVs (remotely-operated underwater vehicles/drones with multi-beam echo sounders for seabed mapping). The collected data (marine and atmospheric) will be available for purchase by public and private companies, research laboratories, scientific groups, environmental organizations.
MY Njord will be also used for supporting philanthropic missions and charities.
The public areas' designs are marked by quality wood (furniture, flooring, structural elements), handmade carpets and woven textiles, bronze and glass fixtures, contemporary furniture and lighting, floor-to-ceiling windows (in all bars, lounges, restaurants).

Decks and Cabins
Most of MY Njord's staterooms are privately-owned apartments/condos (118 total) in 21 different configurations, with sizes ranging between 116-848 m2 (1250-9130 ft2) including the balconies. Cabin configurations range from 2- to 6-bedroom. Penthouses (duplex and triplex apartments) are with balcony hot tubs (Jacuzzies) and the largest ones have a plunge pool on the terrace. If requested, the condos can be fitted with additional amenities, like an infrared sauna, a walk-in wine cellar, humidors, specific designer furniture (made according to condo owner's specifications), different kitchen/bedroom/lounge configurations, etc.
Each bedroom has an ocean view and direct access to a private step-out veranda. The largest accommodations include 14x Duplex Penthouses (2-deck) and 2x Triples Penthouses (3-deck), all fitted with private elevators.
Condo prices start from USD 8 million (EUR 6,75M / GBP 5,75M), with an ownership maintenance fee 5% of the purchase price.
In addition to the 118 condos, there are 16x Guest Suites (hotel apartments) owned by Ocean Residences and available for private (short- or long-term) rent.
All the crew and staff members are accommodated in single-occupancy cabins.

Ocean Residences MY Njord Wiki
On May 15, 2020, DIV Shipbuilding (part of DIV Group/owner of the shipyards Kleven Norway and Brodosplit Croatia) signed an agreement with Ocean Residences Development Ltd (shipowner, headquartered in Mayfair, London England) for constructing the new ship ("residential yacht"), with works to be conducted on both its yards (in Norway and Croatia).
- The deal was signed by Tomislav Debeljak (DIV Group's CEO) and Kristian Stensby (Ocean Residences' President and CEO).
- Unfortunately, in July 2020, Kleven Verft (bought by DIV Group in January 2020) filed for bankruptcy and was acquired by Green Yard.
On July 30, 2021, Ocean Residences announced signing the shipbuilding contract with Meyer Werft, with vessel delivery planned for 2025-Q1. The contract was signed by Kristian Stensby and Bernard Meyer (Meyer Werft's Managing Director).
The superyacht will be constructed at Meyer Werft's shipyard in Papenburg Germany . The 2021-updated ship design has LOA length 293 m (961 ft), volume ~81000 GT-tons, 118 residences (plus 16x hotel suites for rent). The propulsion system is hybrid/diesel-electric (based on 360-degree rotating thrusters/Azipods). The powerplant is based on modern marine engines (running on ULSD/ultra-low sulfur diesel) integrated with large battery packs (for silent cruising). The Power and Navigation systems are integrated with AI technologies (artificial intelligence).
For the NJORD project were contracted Espen Oeino International (Monaco-based company specializing in superyacht design, sale and charter deals), Foreship Group Ltd (naval architecture/cruise ship design and engineering company headquartered in Helsinki Finland ) and jls Design (Jean-Louis Stutzmann/interior designer, who was assigned as the project's Chief Design Officer). For designing the ship's top-tier Suites and Penthouses were contracted Jean-Michel Gathy (Denniston International Architects & Planners Ltd/Kuala Lumpur, Malaysia) and Francesca Muzio (FM Architettura/Interior Architecture & Design/Camerano, Italy).
In October 2022, Ocean Residences contracted V.Ships Leisure (Monaco-based company, subsidiary of V.Group Holdings Ltd) for servicing MY Njord. V.Ships' services include shipbuilding supervision, vessel management, crewing (all departments), port operations, ShipSure 2.0 (global marine digital platform offering online access to manual and automated data concerning all ship management aspects). The deal was signed by Kristian Kristian Stensby and Per Bjornsen (V.Ships Leisure's CEO).

As the project progresses focus is turning to the luxurious fit and finish and British design studio Neal Jones Furniture has been given a letter of intent to supply all the exterior furniture. We’ll share a sneak peek at the renderings for some of the designs and learn what makes yacht furnishings and this project so unique.
Teak is an absolute must for exterior marine furniture – both for its luxury look and feel, and its water-resistant properties. The designs feature the signature Neal Jones Furniture chair back shape which is modelled on the prow of a ship giving a beautifully elegant form.

Private residence boats are becoming big business - but are they the real deal?
Where once there were only luxurious yachts or mass-market cruise ships to choose from, today there’s a third category for those yearning to spend more time at sea. Private residence boats and single-cabin charter vessels are becoming big business, but can these hybrids compare to the real deal?
“It took me less than 72 hours to decide to buy our two-bedroom home,” says Trevor Rowe, who bought his property on board The World back in 2012. Having owned a series of game fishing boats and motor yachts over a period of 30 years, the largest private residential ship on the planet seemed like the perfect option to combine his passion for exploration with “worry-free studboating”. “Aside from the expense of retaining a crew year-round, even when a yacht is not in use, it is reassuring for me to know that everything is taken care of by the management company – from crew recruitment and training through to provisioning and destination planning,” he explains.
With 165 residences, The World is home to 150 families from 20 nationalities, and Rowe is by no means the only yachtie to have been taken in by the 196-metre vessel’s charms. “Many of our residents are former or existing yacht and superyacht owners,” says Pamela Conover, chief executive officer at The World Residencies at Sea. “It’s the perfect alternative to individual yacht ownership, offering services and facilities that would be challenging to achieve on one’s own.” Far from the perceived image of it being an old folks’ home at sea, Conover says that residents tend to be “adventure seekers” with a “passion for travel, exploration and outdoor activities”. “The average resident is a self-made entrepreneur whose business success has afforded them the financial ability to purchase a home on the ship and the time to enjoy it,” she adds. “Many of our residents still work and are active in their businesses.”
It is now 17 years since the first owners boarded The World and there doesn’t seem to be any slowdown in demand for this kind of lifestyle. So much so there is soon to be another major player in the market: 282-metre Njord .
Scheduled for delivery in 2024, Njord will be the world’s largest private residence yacht, with 118 apartments. “There is clearly a growing demand for private residential yachts,” says COO of Ocean Residences Development Alain Gruber, who previously worked for nearly seven years on The World . “The Njord concept is very appealing to those who wish to share the superyacht lifestyle but also want to own a home providing personal enrichment and adventure.” Construction is about to start at the DIV Shipbuilding Group's yard in Brodosplit Croatia and designer Espen Øino has been brought in to give it the superyacht factor.
Famed for working with some of the world’s largest superyachts, including Kismet , Flying Fox and Dilbar , Øino can see the attraction of the project. “For me, there is no better place to live than on the sea,” he says. “If I could do it, I would as well.” With a basic GA for the interior already in place, Øino and his team predominately concentrated on the yacht’s external design and exterior detailing. “We were asked to do something that would pass the test of time, that wouldn’t be outrageously out of tune and that people would feel comfortable seeing. We also tried to incorporate detailing from the yachting world,” he says. One of the biggest challenges he faced was balancing the exterior lines with interior living space. “The apartments are very much contemporary, modern apartments with big, full-height windows and lots of glass. You can see there are some diagonals and so on that are very carefully placed so that they don’t obstruct the view from any of the apartments,” he explains.
To meet the growing demand from clientele keen to be involved with marine conservation, the 12-deck yacht will be equipped with a professional oceanographic research laboratory, two submersibles and underwater drones. “Residents now include younger families that are interested in philanthropy, the environment, discovery and learning,” explains Gruber. The boat, which has an ice-class hull, will also feature a gyroscopic telescope, which will scan the sky at night, while drones will monitor the atmosphere. “Throughout Njord’s annual circumnavigation of the globe, scientists and experts will research the changing environment, record sea and air conditions, and scanners will map the ocean floor. All this information will be processed and made available to further humankind’s understanding of our planet’s oceanic secrets,” he adds.
At first glance it might seem that the major drawback of this kind of ownership is the inability to dictate when and where you can travel, but Gruber says it actually allows for greater exploration opportunities. “A privately owned superyacht may be the ultimate sanctuary and will provide great flexibility, but planning for global itineraries can be more complicated in terms of logistics, safety and security,” he argues. Residents on The World vote three years in advance to approve a route, which varies from city stop-offs, to remote destinations (the ship recently set a record for the most southerly navigation in the Bay of Whales in Antarctica’s Ross Sea). “I’ve visited places that I could never have imagined going to on my own yacht,” says Rowe, who spends around nine months of the year on board and leaves when he is required for business meetings. “We’ve explored Antarctica three times, had some incredible experiences in the Galápagos Islands, Machu Picchu and the Russian Arctic.”
Buying a slice of this roaming lifestyle doesn’t come cheap: apartments on The World range from £1.5 million to £11.5 million (plus annual ownership charges, which are based on the size of the home and square footage – but the costs are still considerably less than normal ownership. “The initial investment of owning your own megayacht is significantly higher than the purchase of a home on board The World , and the operating costs of a yacht are substantially higher regardless of how much the yacht is used,” says Conover. Prices for apartments on Njord are yet to released, but Gruber says that financially it will also be a far more affordable option. “Running costs are shared by all the residents, making them less than a quarter of those of an individually owned superyacht,” he says.
The idea of reducing costs while still offering a luxury yachting experience is also trickling down from ownership to the holiday market. The Ritz-Carlton luxury hotel chain has announced that it is launching a new Yacht Collection, with the first of three vessels scheduled to hit the water in 2021. With 149 suites, each with a private terrace, accommodating up to 298 passengers and amenities including a beach club-style aft deck, the boat has been designed to offer the “casual freedom of a yachting vacation”. Tillberg Design of Sweden came up with the concept after spotting “a gap in the market” and has been responsible for the yacht’s interior and exterior design. “Ships have been growing over the years and we saw that there was a demand for these smaller, more exclusive ships that you can sail into ports where other ships can’t go,” says Daniel Nerhagen, yacht director at Tillberg Design.
Nerhagen took on extensive research to work out how to ensure that the vessel has the feeling of a superyacht. “Simplicity was the main inspiration that we took from lots of different yachts,” he explains. “On a cruise ship, every area has to have the wow factor, it has to outshine the previous area you went into. But being on a yacht is more like being at home, there is a flow in the whole design. We used common details and common materials throughout the ship, so you don’t feel like you are coming into a new area every time.” Other design tricks included light-up back bars being replaced with casual bar seating areas, without bottles on display and products for sale, and no signage. “You don’t have signage on a yacht because it is so small and you know it because it is yours,” he says.
All of this has been done to attract a wealthier level of client. “This is for the guest that doesn’t want to take a cruise, because a cruise is mass market, but they can’t afford to charter a yacht because that is a little bit too high end,” Nerhagen says. “We would like to emulate the yachting experience on a slightly bigger scale.”
Tillberg Design is not the only studio to notice this shift in demand. Wärtsilä and Pastrovich Studio recently signed an agreement to develop a sustainable boutique cruise vessel. The 60-metre catamaran concept offers accommodation for up to 36 passengers and incorporates a combination of hybrid propulsion and solar panels for minimal environmental impact. “I’m convinced boutique cruise ships of this calibre could spark a turning point in the charter market, attracting a new customer base of millennials and cruise veterans,” says Stefano Pastrovich.
Aqua Expeditions founder Francesco Galli Zugaro saw a similar gap in the market when he decided to find a coastal motor yacht to add to his fleet of luxury river cruise boats three years ago. “I didn’t want a super sleek megayacht,” he says. “A, because I couldn’t afford it, and B because it would not make commercial sense.” He eventually settled on a 60-metre vessel, which was built as HMS Beagle in the 1960s and was converted into SOLAS-classed 11-cabin superyacht Titan in 2006. After purchasing and renaming her Aqua Blu , Zugaro went about reconfiguring her interior. Her 90-square-metre master cabin was split into three, so she now has 15 suites for up to 30 guests. With the help of yacht designer Cor D. Rover he also refitted her. “All our ships have an understated elegance. I want people to feel like they are coming on board our private yacht,” says Zugaro.
Cruising in Komodo National Park, Spice Islands and Raja Ampat, Aqua Blu is available for private hire, but Zugaro’s primary business model is based around cabin bookings with fixed itineraries. Similar to The World and Njord, he sees exploration as a big draw. “Many of our guests can afford to charter privately, but the logistics and organisation of co-ordinating a multi-generational or multi-group buyout, where everyone has different interests, can be complicated,” he says. For those venturing away from the traditional yachting grounds of the Med or the Caribbean for the first time, Aqua Blu can be an attractive option.
Ben Lyons, co-founder of EYOS Expeditions, which plans to run single-cabin charters to adventure destinations such as Svalbard and Greenland in 2021 – and also oversees expeditions from The World – agrees. “We’ve seen a definite increase in interest in single-cabin charters,” he says. “They work particularly well for remote locations, as it is challenging to get a full group together, given limited dates and available yachts.”
Of course, no-one knows how a new generation of Covid-alert travellers may react. Those with reservations about sharing a space with non-family members may be against the idea, yet the pandemic has inspired an increasingly large group of ocean lovers, who are desperate to escape to far-flung corners of the globe. Either way, they’ll certainly find plenty of advocates ready to take the plunge.
For those who’ve bought into this new wave of yachting, sharing your boat with other like-minded enthusiasts seems the perfect compromise. The proof is in the pudding. Asked eight years later whether he could see any downsides to purchasing an apartment on The World , Rowe’s answer was simple: “None.”
